Hack. overlaying is always a risk. What is your budget like?

Judging from what you said about the toilets.. they are in bad condition... so you'll probably want to change kitchen cabinets and floor tiles, floor tiles for entire unit + 2 toilets overhaul? + painting...

Anything I missed out? The cornice doesn't look that bad... can keep ba.

We hope to keep it within 15K if possible. Max 20K?

Haha.. thats the same reaction i get from everyone... The house on a whole is well maintained... it's just the colour concept of the whole place...

The owner's fav color is BLUE!

:) mm My unit is 5-room slightly bigger can do at 25k.. I think yours should be ok ba... I Pmed my contractor's contact see if he can help. You look see and decide. but he doesn't work on Sundays.

Your kitchen cabinets want to do top and bottom? Then will be a little bit more. Unless you do top and bottom for one side and the other side you do bottom only. Can consider. :) I think a nice L-shape acting as a divider between the living and the kitchen will be nice. :) need to include plumbing and some electrical (changing of lights)... If no other carpentry besides kitchen one.. then should be ok at 20k.

Tell you ah.. changing laminate of wardrobe a lot of contractors (including mine) won't want to do. Cos sometimes when the laminate is stripped off the wardrobe might spoil. So they'll suggest to keep or to change entirely. But I went to DIY shops before and saw some paint that can paint over the laminate.. But how effective it is, I have no idea.

L-shaed divider... sounds good.. but will cost more right...

yup something like that! but there's a line around your dining.. what is it for?

I think the fridge should be placed on the other side of the cabinets.. so that if you want to take drinks only you needn't walk all the way into the kitchen.. mm cabinets are counted by their length. Your kitchen isn't very long so this will give you more cabinet space also.

mm I calculated.. this will probably give you 28ft on the cooking side.... That's quite a bit of space. But with the divider your kitchen wouldn't look so open and part of the living room..

Thanks for the suggestion about the fridge... think it is a great idea!

Any suggestion on where i should put the shoe cabinet and what I can do with the empty space beside the dining area?

Do you have a lot of shoes? the most practical and cheapest will be to buy 2 ready made shoe cabinets and place them on the left of the door under your windows. You can also custom make but it'll be more expensive. Should be sufficient for you and your hubby? hehe

But if you have a lot of shoes.. wah I have an idea but.. but... but.. it'll cost.... But I think my idea looks nice la! haha *faints*

I left a gap in the middle so that the cabinet will not become a wall which shields off the rest of your house. I thought this way then people can't really see into your house directly from that window but it doesn't block off all the wind going through the house also.. mm

But the shoes cabinet design, I don't really get the picture of how it will look...

It is a U-shaped cabinet? Which side of it is beside the pebbles?

haha sorry for my poor drawing. :) it's C-shaped. So the shoe portion is below, gap in the middle and the extra storage on top.

The other option can be to make it L-Shape (take away the top portion) but make the bottom a little higher so that people from the corridor still can't see you eating. :)

I just realised how big the MBR is.. with the MBR toilet eating into the bedroom 3 instead. so nice...

Yes... The MBR is big...

When we went to view the place, the seller had a queen bed + single bed and still got space for computer table by the window...

I am thinking of doing something like this beside the MBR windows... with storage space below... (see where black arrow is pointing)
