What Do Look Out For At Final Inspection

Recommended Posts

Hi,

I will be going for my final inspection soon. The terms given by HDB is quite worrying that once taken over, the responsibility of any defects are mine. :deal::jawdrop:

I would like to hear from friends here what are the areas I should look out for.

Thanks!

Got this List from SB forum

Tiles

For Premium, there are tiles laid already, so you have to check for all the tiles. You have to knock each of them which either keys or coins, the you hear whether is it hollow. The sound is very obvious if it is hollow. You also have to check or cracks on the tiles. (Includes wall, floor, kitchen, toilet) You can also check for any 'pop' up tiles or uneven tiles laid.

Doors

You then can check on all your doors, whether is it easy to close and open, whether the hinges of the door is secure properly, any missing screws, check the door closure, the door knob, check the door for any cracks, if its wooden door see if there are any chipped offs.

Windows

For windows, also check for any missing screws, any hinge not secure properly. Also check whether there are any defects on the windows, the glass panel (any cracks or scratches)

Walls

For walls, you can check for any cracks, any holes.

You can also check for the levelling of your floor. For example, if you pour water on you floor, will it flow very fast downwards, or in your kitchen, or toilet.. If there are no gradient in the toilet, it means the water might not flow fast enough to the floor trap.. and might result in 'flood' next time you bath. Also check for water proofing, any seepage through the tiles in the toilet.

Electrical

Check all the power points, see if there are any cracks on the casing. If there are, ask them to change, becuse you don't want to be resulted in any short circuit, or electricution. If there are hanging wires, check that they are not damaged. Check all the light switches, check for cracks, check if they are easy to on and off.

how about resale?

For resale, the TOP list is Ah Long.

If ah Long issue is clear, then for house condition is depend on whether you want to do 100% reno, abit reno, 1/2 reno.

Very much depend on you.

some ppl concern about location. As they plan to reno to their own taste.

some ppl looking for min reno, location not important

some ppl don't want to do flooring, so floor is important.

some ppl want high floor, the rest not that important

some ppl want NS facing, the rest not that important

some ppl want near to good school, the rest not that important

the list can go on and on...

i don't know which one you fall in

Very hard to give checklist.

basically the checklist is you.

Some ppl do the house very nice but when HDB office come down for checking and spot some illegal modification that request the seller to modify back to the HDB standard.

This might happen.

The most common thing is the heater

HDB inspection will be on the surface.

they will not go very deep into leaking pipes, electrical wiring aging.
