Measurement-how Long Does It Takes....

Hi ppl,

l would like to know how long does contractor/Id people takes to have actual measurement upon viewing the house??? l have given them the floorplan but they insists on viewing to see if they able to do it n take actual measure on the house n watsoever n will finalise the actual price due to what we wanted. 1hr will that be enough for them? Cause l have narrow down to 5 firm-and l dont want them to bump to one another, how can that be avoided? We have from 12pm-5pm to let the contractor to view with owner permission. Will they get mad if we dont take up their offer on the spot, will they charge us for their time???

Any advice?

Your shortlisted 5 ids/contractors, IMO that's a lot. Usually it is like not more than 3.

They do need to take sites measurements, that will give u a more accurate quotation. For experience ones, the revised quote after measurements should not differ too much. If there is a huge variance, something must be wrong, either they does it deliberately so as to be shortlisted by u or ??. Another thing, to see if there is any additional/alteration/modification required due to the structure.

Most will take 30 mins to an hour. 12 to 5 pm just nice for u to arrange one hour/contractor.

the floorplan given by HDB is drawn to scale. meaning that u can measure the floorplan and find out quite accurately how the actual measurement will be. Therefore your real cost should not differ from the quoted cost too much.

e.g window grills whereby it is charged by area, is still required to be measured on site coz a little difference can mean quite alot to them.

Max 1 hour, fast and experience one 15-20min

l have given them the floorplan but they insists on viewing to see if they able to do it n take actual measure on the house n watsoever n will finalise the actual price due to what we wanted.

Make sure you are not bluffing them and you really got a house to renovate.

Enough, but the owner will be quite irritated with the number of people coming :P

Cause l have narrow down to 5 firm-and l dont want them to bump to one another, how can that be avoided?

1. Ask each of them to wait for you at different carparks or different nearby coffee shop.

2. Tell them to wait for you and go up view house together

3. When the previous ID left, just call them to come up straight away with some buffer time.

Will they get mad if we dont take up their offer on the spot,

Of course they will be mad if you reject out right.

Tell them you will call them once you confirm later on because you have 1 more ID quotation.

will they charge us for their time??

Unlikely, just buy them some drinks if you feel bad

Oh defianately ... and like chronograph said - OMG!!! its quite alot but we are in a tight budget so will see which gonna drop price slightly or throw more freebies l guess. And from there, we will narrow down to 2 quotations.

The things that made it expensive is - The Toilet PIPIng. My hubby does not like the piping to be seen in both toilets and would wanna to cover it up n in the kitchen-it usually will cover it with cabinets right but what about in the toilets??? Most of id/contractor suggested seal with concrete wall/simen n fill it with tiles but we do not want it-the reason why we think for future what if there's leaking n hdb wanna inspect-we will have to hack it off n that cost $$$ and The second was cover with wood cabinet like in the kitchen but that also-we dont want. Third cover with Acrylic or solid glass that could be open n that is expensive n are searching for a cheaper solution to that and are searching in this forum for some answers or solution. All this came to our attention at my in-law neighbour house 2mths ago as hdb suspect leaking and was told to hack off so they could do inspection n not able to claim it frm HDB and they said Hdb piping are not suppose to be seal for any reason but ppl this days are sealing it up coz of sore eyes seeing the pipe n blabla .....

l'm not sure if anyone of u out there done it b4 - covering up ur toilet piping, maybe could give us some suggestions ....

Yeah, l will post the quotation here for advise later hehe ... Wish me Good Luck for a reasonable price this weekend :dunno:
