living room - view from kicthen

Nice house you have there .. looks like your reno is quite close to completion?

Regarding your living room, notice that you have L-Box with ceiling fan in the middle.

Is it dim in the middle where the fan is? Can share how many downlights you installed and are they 2x13w or 2x18w?

By end of this week, all reno will be done... :D except for carpentry works (wardrobes, kitchen cabinet, tv console and shoe rack) those will be done before end of this month.

I have total 10 downlights ****, 6 at dining area, 1 ceiling light at balcony. All is using the 2X18W bulb except for the ceiling light which is using 1x18W. It's actually quite bright...:)

this is the view with all the 10 downlights **** room turned on. It's taken around 7+pm

What kind of wall tiles are you choosing? If you are using ceramic wall tiles, try to get you ID / contractor to show you how he / she intend to cover the 90 degree joint. I didn't know initially until too late. I didn't know that it's standard method to add a pvc strip (look at the brown strip on my master toilet cement rack). Me and my wife is a bit particular about it. Some of my friends say it blend in quite well with the tiles but we felt that it's very ugly. My ID mentioned that this is the "usual" way to do it. there's another to do it which is "slice" the tiles end to 45 degree so that when both side joined, it'll look nice but the drawback is that it'll be very easily crack and break.

The PVC finishing is not ugly for all tiles, some tiles, i.e. white color tiles like below (the cement rack in my common toilet), the PVC will not stand out and seldom people will notice about it so it's still alright. That's why you need to find out what color the PVC your contractor / ID is using before it's too late.

Some people don't mind though...:D

Just a piece of heads up...:D
