zirhk3355 1 Report post Posted January 16, 2009 Whether comm got GST depends on whether the agency is GST registered. But some people can negotiate with the agent to absorb the GST...
CareBear 0 Report post Posted January 16, 2009 Hi, I actually split my commision into 3 sections. I spoke to my agent, she's a very nice lady. Coz my 1% is 7k+, include GST, mine was HSR. I told her that I would give 2.5K on the 1st appointment, 3k on the 2nd appointment and because the ex owner stayed another month, I gave my agent the balance after they have shifted out and have cleared any balance amount that ex owner supposed to pay me, eg: Consevancy fees, etc. I heard from my dad that you can actually negotiate the commission nowadays. Then also say why I so obedient, didn't even bargain. 1st time buy ma, don't know anything.

tower 0 Report post Posted January 27, 2009 The rules on giving of commission to the buyer's or seller's have relaxed. It's up to you to negotiate with the respective agents. For e.g. let's says you can reduce the selling portion to 1.5% and the buying portion to 0.5%. I believed the agents would take the bite if the unit does not take too much effort to sell (e.g. expenditure on advertistments, fuel, time and effort spent). Just my take on this issue. Cheers! Stagger 0 Report post Posted April 2, 2009 My agent told me that the selling commission is fixed at 2% excluding GST and is set by the company. Negotiation is only for something higher but not lower than that....wonder is it real? Crazy right, why would I negotiate to pay higher hahaha, unless they managed to sell my house at some amazing price higher than my expectation then of course I don't mind paying..can treat them to dinner at restaurant as well. Actually all agencies just cream off a certain percentage of whatever commission the agents bring back; got income better than no income right? I am quite sure no agencies would 'fix' their commission, although there is a guideline. Most of time the agents themselves will decide on the amount of commission. But agents were taught to say that "its a company's policy" instead of "I say one", so as to get themselves out of your questioning.
sfhuang 0 Report post Posted April 3, 2009 Hi all... When is a appropriate time for me to pay my agent's commision ? Pls advise I paid my agent after the first appointment. In my case, I did so because the agent was not willing to give in (to my request to pay at the second appointment) and I didn't want him to turn sour and "sabotage" the sale. Truth be told, I was at the agent's mercy.
