As A Hdb Resale Buyer, Possible To Save On Commission?

Just wondering, if we arrange viewing ourselves and negotiation and do paper work ourselves, is it possible to save on buy agent commission?

Is there a legislation that as long as seller has agent, the buyer has to pay the seller agent even though he is a direct buyer?

I think you should negotiate for 0.5% instead of not paying the commission.

There's lots of forms and submittion to make.

Chances is the agent will not allow you to deal direct with seller.

An unhappy agent can make your life difficult if he's not paid his commission.

Resale procedure is simple....as long as you know simple English.

If still you need the seller agent to do all those paperwork, tell him u gonna to pay him few hundreds buck for him to do it.

Now market so bad, they will sure want to close any deal asap......remember now is the buyer time, dun give in to those greedy agent/seller

Unless you had done at least one resale transaction with agents before, chances are you will not know exactly what to do and how to deal with the seller/agent.

Its not just about paperwork; I quite sure you have contacted some seller's agents and experienced how difficult it is to deal with them if you do not pay comm.

My advice is to get your own agent, negotiate for a lower fee and justify that by doing some work yourself, eg searching for your dream home, checking on the prices, etc. Now market is so bad, I am quite sure some agents will take you on, earn abit of pocket money also good mah.

But lastly, pls do not let the seller's agent represent you, because s/he will never act in your full interest. Since you are going to pay anyway, might as well get someone to act in your full interest, isn't it?

I think the seller's agent has got nothing to lose even if he does not get commission from you. The sale will still result in a good 2% from the seller to agent.

Pls don't be naive. Unless you are an agent yourself or knows the procedures very well, it's quite troublesome to do the paperwork. In the first place, the agent might not even promote your offer price to the house owner if you are not willing to pay him direct commision of 1%. But based on the relaxed rules on sales commisssion right now, it's best that you state your intent to the seller's agent early and clearly. Commission plays an important part in getting your desired unit if the advertised unit is very attractive and have a lot of viewings and offers.

Just tell him that u need the proceeds from the sale of the flat before you can pay him the commission. Either he waits it or he don't, simple. You should have stated thus upfront.

why would seller agent want to take the risk and not getting paid and deal with a buyer whom may not be familiar with the HDB procedures? have not qualify the buyer? should something goes wrong, the seller agent find who? all these can lead to blown cases.

whats worst the prices can actually be negotiated but buyer do not know how.
