I think you should negotiate for 0.5% instead of not paying the commission. There's lots of forms and submittion to make. Chances is the agent will not allow you to deal direct with seller. If still you need the seller agent to do all those paperwork, tell him u gonna to pay him few hundreds buck for him to do it. zirhk3355 1 Report post Posted January 11, 2009 Unless you had done at least one resale transaction with agents before, chances are you will not know exactly what to do and how to deal with the seller/agent. Its not just about paperwork; I quite sure you have contacted some seller's agents and experienced how difficult it is to deal with them if you do not pay comm. My advice is to get your own agent, negotiate for a lower fee and justify that by doing some work yourself, eg searching for your dream home, checking on the prices, etc. Now market is so bad, I am quite sure some agents will take you on, earn abit of pocket money also good mah. But lastly, pls do not let the seller's agent represent you, because s/he will never act in your full interest. tower 0 Report post Posted January 27, 2009 Pls don't be naive. Unless you are an agent yourself or knows the procedures very well, it's quite troublesome to do the paperwork. In the first place, the agent might not even promote your offer price to the house owner if you are not willing to pay him direct commision of 1%. But based on the relaxed rules on sales commisssion right now, it's best that you state your intent to the seller's agent early and clearly. plush 0 Report post Posted May 17, 2009 why would seller agent want to take the risk and not getting paid and deal with a buyer whom may not be familiar with the HDB procedures? have not qualify the buyer? should something goes wrong, the seller agent find who? all these can lead to blown cases. whats worst the prices can actually be negotiated but buyer do not know how.
