Please feel free to comment on my renovation quotation.

Total price:$42615

Thinking of cutting down to half price. Need help to reconsider the below renovation.

Demolition $2350

1.Supply labour, material and tools to demolish,

-kitchen concrete sink slabs and cabinets.

-kitchen entrance 12.5ft X 8ft concrete wall and door.

-2 toilets existing floor tiles & 1ft of side wall tiles.

-MT existing door, wall and partial bedroom flooring.

-2 toilets PWC, basin and all sanitary fittings.

-All cornices, false ceiling, bearing Linton and roman pillar.

-existing front entrance 2ft X 2ft floor tiles and front step.

Masonary & Flooring

1.Supply and lay Supreme laminated flooring with underlay for living hall and 3 bedrooms. $3950

2.Supply labour, tools and materials to lay back portion of kitchen sink slab, wall and floor tiles with water proofing membrane. $750

3.Supply labour and material to concrete plaster hack portion of kitchen entrance wall and lay back damaged tiles. $380

4.Supply and lay 12ft X 12ft green mosaic tiles for center of kitchen cabinet. $900

5.Supply and install 1 set of new stainless steel rubbish chute. $180

6.Supply and lay homogenous floor tiles for 2 toilets with up kerb of 1ft wall tiles. $1250

7.Supply and lay waterproofing membrane for 2 toilet floor and side wall areas. (Twice lining for MT) $450

8.Supply and errect new 63mm hollow block concrete wall for new MT L-shape wall with one side new wall tiles and the other side concrete plaster. 8ft X 8ft $1450

9.Supply and construct either kerb or drop slab for 2 toilets shower area. $120

10.Supply and lay front entrance 2ft X 2ft floor slab and front steps with homogenous tiles. $350

11.Supply labour and material to repair wall tiles for kitchen new window. $150

Doors

1.Supply and install 4 panel of white powder coating aluminum sliding door with lattice design, clear glass, top and bottom track. 12.5ft X 8ft $3150

Windows

1.Supply and install white power coating aluminum sliding windows with green glass for LH and 3 bedrooms. $3350

2.Supply and install white power coating aluminum sliding windows grilles for LH and 3 bedrooms. $1700

3.Supply and install white power coating aluminum sliding 3 way track windows and grilles for kitchen. $1030

Air Con

1.Supply and install Toshiba system 3 air-con set with trunking,bracket and 'O' class insulation. Dismantling of existing air-con set. $1950

Sanitary

1.Supply labour, tools and materials to alter and install new partial stainless steel piping for kitchen (cold water) and 2 toilets (hot and cold water). $550

2.Supply labour to install 2 sets of PWC for 2 toilets. $250

3.Supply labour to install 2 set of basin for 2 toilets. $180

4.Supply labour to install 2 sets of instand heater and shower set for 2 toilets. $90

5.Supply labour to install kitchen sink tap with inlet and outlet piping connection. $120

Paint and plaster

4.Supply and paint entire premises wall, ceiling and piping using Nippont paint. Inclusive of all door frames, sanitary piping and UPVC piping. Inclusive of oil base sealer for 2 toilets ceiling. $1250

1.Supply and install main DV box with MCB and ELCB $480

3.Supply and install L-Shape litchen cabinet top and bottom with lamination, ABS trimming doors, 1 chest of 4 draws, designer handles and white inner pvc ply wood planks. Inclusive of hob and hood installation. 33ft $3630

4.Supply and install L-Shape kitchen cabinet table top solid surface with 50 mm drop profile and back splash. 18.6ft $1395

Supply and install 1 set of stainless steel dish tray. $80

5.Supply and install tall cabinet for oven and microwave with lamination and ABS trimming. 2ft X 2ft X 8ft $590

6.Supply and install rubbish chute tall cabinet with lamination and ABS trimming. 2Ft X 2ft X 8ft $540

7.Supply and install new toiletries cabinet for area above MT basin ware with lamination and mirror door finishing. 2ft X 10inch X 8ft $350

FOC

1. To acid wash entire unit wall and floor tiles.

2. to provide floor protection with coagulated paper.

3. To install all sanitary accessories fittings.

4.To remove living hall and bedroom cabinet.

- The WPC sliding door, any other special requiremnts, like bigger material (3") or? else $3150 cost too expensive... should cost around $2.7K+ ...

- Bifold... $500 expensive... cost around $350??? actually depends on the material. if its top track, then the price quite alright.

- Windows, how many panel is that?? assuming its 6 panels for each set, X 4 sets, it should cost around $2800+, unless there is special material or something else like lattice or top hung windows???

- Window grilles, price acceptable... can ask for discount a bit, maybe $50- $100???

-Kitchen window and grilles, how many panel??? assuming its 3 panel, the price is expensive... can ask for discount around $100++

If you have buget for renovation, try find the individual renovation contractor for each works, for eg, plumbing - plumber, windows and grilles & gates - Alum contractors etc etc. It would be cheaper this way.

These are only my point of view, an estimate only... maybe you can try ask for quote from few other contractors to compare..

These are only my point of view, an estimate only... maybe you can try ask for quote from few other contractors to compare..

heartya, a22khan and yanbros, i think xicloudix is right. should just seek for a second opinion. anyway no harm in getting a few more quotations. i've a one or two really reliable and quite good pricing contractors. if interested pm me, for the address.
