Defects Noticed Before Completion - Who Should Correct

The resale flat (completion next week) has following defects noticed (the seller is kind enough to pass me a duplicate set of keys to start my renovation)

- gap between bedroom door and frame, as such door cannot be locked

- gap between the main door (provided by hdb)

My qery is, who is responsible to correct these defects?

The seller, buyer or HDB?

Unless specifically mentioned in the S&P, sold "as it where". Which means.. no one is responsible.

The doors are too old, they became warp as time goes. You got to accept the current condition.

This door warp problem happens to my main door & 2 bedroom doors as well. My flat is a 30+ yrs old fat. They can still be locked up but I have to apply a bit of force to do it
