What Should We Look Out For When Viewing New House With Id U Are Not Sure Of..

Recommended Posts

I will be viewing my house with a shortlisted ID..

what do we need to look out for while viewing..

Should we decide based on his reaction and recommendation to the house..

This Id said he will let me view his other projects but have not done so until now..dat makes me question whether he actually have any projects..

i am a little pressed for time and i just decided to shortlist the best three..

-..quite persistent but not pushy ..hes not an ID..just project manager.

*... have lots of free gifts but id looks relatively young and inexperienced

Strategic..like the ID but dont like the price they quoted..

very stressed leh..trying to get an id..sooo afraid its gonna be a wrong choice..

Looking for good contractors? Click here for your request

PM me if you want a list of recommended IDs. I got it from someone else in this forum. It's quite useful for your own research.

But mine is just a contractor because we have very tight budget. Can PM me if you're interested too.

Most important thing to look out for during house visit is workmanship... check out the tiling: are the floor tiles evenly laid (should not feel "edgey")? Grouts should have even thickness and aligned properly. The carpentry: are the joints between the laminates nicely aligned? carpentry work firm and sturdy? Paintwork nicely done? Look out for untidy paint lines along skirtings, next to carpentry works etc?

Also check out the design aspect to see if the designer/ID has a good sense of colour combination and space planning. If you can find creativity in problem solving e.g. hidden storage, conceal pipings etc, it will be a bonus point for the ID. But to note that some times ideas could come from homeowner themselves.

Try to speak to the homeowner alone to find out whether they have a difficult times during the renovation process. Our eyes can only see the end product but the process of coming to the end could be painful. Must lure the ID away when doing so...

But at the end of the day, to also note that the ID will choose which house to bring you to view. So most likely it will be his/her best case at hand. So have to be as critical as you can when examining them.

Take your time to choose an ID you are comfortable to work with. Rushing into making decision may result in sleepless nights for the next 2-3 months and for worst case scenarios you can read from the painful experiences of some of the forumers.
