:) hii all , anyone bought a unit in Floravale ? hows the place ..is it worth buying ?

Besides NTU, F16 fly pass, noise from PIE, what else will you be getting.?

The LOT is not well seperated from public housing, cannot really distinguish private housing cluster.

ABV my personal comments, if cheap can buy and stay, but don't hope for good resale even market picks up.

If you are working in the west, this is definitely one property to consider. In 2 years time, when it turn completely "private" I am sure the price will go up because of the price gap between floraval and the surronding condo in JW and Boon Lay. plus when the Canadian International School in JW is up, you will definitely see more expat community coming to the west, especially when there are so much investment coming to Tuas and Jurong.

As for the noise, it really depends which side apartment you are staying because it is quite a big development. about 750 units I think.

What I like about the place.

a) Heavily loaded with expensive stuff (relative to todays EC). Their casement windows and doors are really solid and effective in cutting out all the noise

b) Winner of BCA construction excellence award

c) Landscaping and 50m pool

d) No restriction on carpark (Yet)

e) Low maintainece fee

f) Just repainted and the place look new.

g) Food court and Gek Poh shopping mall is just across the road.

The strata title currently is an EC and it will remain as an EC. An EC was introduce to fill the gap between a Executive Flat and a Private Property. 10yrs will go "private", but that is to allow foreigners to buy it. Has anyone asked the authorities about enbloc of an EC.? is it going to be another Neptune court? As far as Canadian School is concern, I am sure they will choose Lakeshore / Lake Homz / Parc Oasis.

For 750units, it is going to be noisy if the residents are all pro-condominum living types.

Talking about expensive stuffs, a lot of them are specially indent to fit into the project, it may be a Grohe tap, but the cheapest range. The developer knows it is going to be noisy, fitting the right windows shields off the road noise, but can one live in aircon?

The low maintenance fees translate to 8 yrs gap for repainting. I would rather pay more and have my estate painted every 5yrs. Although 8yrs is the maximum tolerance level....

Foreigners are the main catalyst to the booming property market in Singapore, hence I am sure that foreigners will be quick to snap up apartment at floravale because they are priced at about 450psf as compared to lakeshore which is goign for above 800 psf.

In terms of noise, I actualy find living next to the MRT track noisier than living around floravale because F16 doesnt fly by everyday and if they do, it is only for that 5mins.

The time gap between estate painting has to be determind by the condition of the estate, which is greatly dependent on the building design and type of paint use as well, hence it will not make economical sense for the management to set a time line for repainting. plus lets not forget that the reason why floravale was given the BCA Construction Excellence Award.

I just bought my apartment here in Flora..2 months ago..I like the condo, for me its value for money. However, I was told some days ago by an agent that since its a 99 year property, the price will not go up too much in time to come.

I see that you have bought a penthouse there, did you by any chance got it thru Desmond?

If you are buying for long term personal usage, it is not going to bother you on the pricing.

Most importantly buy it below the launch price.

In the past, the biggest worry for buying resale 99 leasehold property is getting bank loan because CPF withdrawal was only allowed to use for buying property which has at lease 60 years remaining. However in 2005, this rule has been extended to 30 years. And that sort of explain why 99 leasehold property has become more attractive these days.

I was talking to another property agent recently and his view is that there is still a huge price gap between floravale and condos around the lakeside area, hence there is still alot of upside potential.

Furthermore, over the past 1 year or so, Singapore government has managed to attract several multi millions and billions investment into Tuas and Jurong area, hence this will likely to bring in more expat community to the west.

Just enjoy your stay at floravale, its definitely a good buy.
