moth8 0 Report post Posted September 2, 2008 Hi Folks rented out my rooms in my HDB flat to expat tenant. Tenant is overseas, has not paid me for last mth and this mth rental, saying will be back end this mth to settle. Thereafter not contactable. All the barang in my rooms! Wat can I do? Feel like throwing all the things out, esp the clause in the tenancy agreement says I can take action as I deem fit if tenant has not paid after 7 days. Anyone know a lawyer contact? Anyone know a lawyer contact? i think the tenancy agreement did indicate that u could lock up the flat...in your case the tenant's room after non-payment of 1-month rental. Gotta read the tenancy agreement carefully and if need to, consult your agent, if any or check with HDB.

Did the TA really says you can do as you deem fit after 7 days?? Do read your rights carefully to prevent any further complications. Usually the landlord will have a right to charge interest after the tenant had failed to pay the rent beyond certain period, thereafter lock the doors, thereafter to sell/rent the belongings. If you throw out their belongings earlier than you are supposed to, then you will be liable for lawsuit as well. Also I hope you have more than one month's worth of security deposit; usually should be two months.
