Deodar 1 Report post Posted August 4, 2008 Hi all, We are planning to sell our existing resale unit and buy another resale one.We are confused as how to proceed, whether to sell first or buy first. We fear if we sell first , we will be forced to take a unit in case we are unable to find our ideal home within the stipulated period. If we buy first and then put our flat for sale still we can be under pressure if there are not much potentila buyers. What is the best way to resolve the puzzle? Please advise Thanks

What is the best way to resolve the puzzle? Please advise Thanks This always a dilemma. Best to contra if possible. Ideally ypu have shortlisted the type of unit you want in terms of location / layout and price. Usually there would be more than 1 unit on sale. Know how flexi you can be on COV and also taking into consideration $$ you need to pay to agents for various transactions. Good luck.

What is the best way to resolve the puzzle? Please advise Thanks If you have enough cpf money to pay fot the downpayment of the new house. i would suggest u buy first as you would need at least a month to do renovation and in this way u still have a place to stay. If not you should do a contra.. if u want my friend has an agent which is reliable who helped her to do her selling and buying. start looking for houses first as this would usually take a few weeks to a few months. Once you have decided, do a valuation of your own home and put it up for sale immediately. Can you please explain what is "Contra". contra is to use the money from the sale of ur house to pay for the new house
Deodar 1 Report post Posted August 4, 2008 Thanks a lot moving statue. I was thinking to start viewing houses on my own and once i find one which i like , i can ask the agent from whom i am buying to do immediate selling for me.And i hope both transactions will run concurrently and i have a home to stay ultimately.Am i in the right way?Or should i hire an agent in advance and start viewing wth his help and then sell my house wth him only? Anyways please give the contact of agent which you were mentioning.Btw my target loctaion is serangoon or hougang. Awaiting for reply

chronograph 0 Report post Posted August 13, 2008 (edited) I just completed my buy and sell through contra/bridging loan, whole process went well, no problem at all. Best is there is no agreement signed between me and my agent. Besides, never push me to pay commission, told me to pay once everything is settled. Interested, pm me for my agent contact. You parents must pay in full cpf/cash/cheque/bank draft during 2nd appointment.

yokine9a 1 Report post Posted August 18, 2008 6 weeks after the first appt. Should be able to defer. If you are using agent, get him/her to book a later date with HDB. If you are buying without agent, can talk to HDB for a more convenient date. However, I don't think you can drag too long.
moving statue 1 Report post Posted August 18, 2008 Hi i am also looking for flat, shd i get the agent to sell first or shd i view the flat i like first? How do you all select a good agent? A good agent ...well usually i just go by word of mouth thru recommendations of people who have used them before.. an experienced one would be much better as they might make less mistakes during ur paperwork.. when i bought my house i got no choice but to use the agent showing me the house.. when i sell, i used my friend who is an agent too..so i get to pay less commision to her.. friend friend can get discount.. however, she did not advertise for me or pay for my valuation report.. i did all my self..just needed her for the paperwork..otherwise the buyer agent wants u to pay them if u are not represented by any agent..
