Now in the midst of choosing bank loan and wondering whether to take 80% or 90% loan because we can't estimate reno & furnishing cost. If i want to do these, how much would it cost? (Estimate) 1) Laminate living room & 2br floor 2) Redo the 2 toilets by overlay on floor and wall. Install 2 toilet bowls, 1 bathtub, 1 big "condo" looking sink, 1 "normal" toilet sink 3) Hack everything in kitchen except floor 4) Hack the bedroom built in wardrobe in Master BR 5) Check water pipes (and fix if necessary), and electric wire 6) Painting I want to engage Contractor as i don't want any sort of design hence i don't want ID. We prefer simple and "us". No need to include furniture such as kitchen cabinets, wardrobes, sofas as we intend to buy whatever we like Here are my questions: 1) what is the cost range? is it possible to do 12k - 15k? 2) is it possible to get 1 contractor to do everything? or do i have to go to specialised contractor to do separately? 3) what is the timeline needed to do the above? 4) what is the sequence of events? Eg. do we laminate floor then paint then do toilet, or do toilet, paint, then floor, etc? Sorry for so many qns but we really need a rough estimate now! Condo usually will be more ex abit. 2) It's better to get 1 contractor to do everything and coordinate. 3) quite small project <1mth - Overlay (normal <1week, slow 1.5weeks, super slow 2weeks) - Hack cabinets, wood stuff (max 3hrs) - Hack tiles, cement stuff (max 2days, normal 1/2day) 4) Planning is flexible. a. Do laminate floor & Do toilet b. Paint Toilet & laminate floor can do concurrently, if that contractor has enough manpower. Coz these 2 items are done by different groups of specialised pple. lyuira 0 Report post Posted June 6, 2008 I think one contractor should be able to do this. Our job scope is somewhat similar and we're getting a single contractor to it. I can PM you my quote once they've gotten back to me. As for bank loan, try to take 80%, it's cheaper and banks are more willing to give it (we were also considering, but decided to do 80% in the end). Share this post Link to post Share on other sites

Regarding recommendation, I wouldn't do so, unless someone is desperately hunting for one. Basically I'm quite high standard, almost perfectionist, so far 2 contractors that did my house didn't impress me very much. Also, contractor needs alot of supervision. Most importantly he is there when we need him and will try his best to solve our problems. Even when we gave the wrong instruction and he has to redo some wiring, he is ok with it and didn't charge extra. My husband actually gave the wrong instruction and we ended up having a lot of exposed wires.. but my contractor is willing to redo everything without even complaining. So i think he rocks! heheeh when we needed a new switch at our balcony (not in contract, contract is only for lighting point) he also gave us one nice switch without asking for extra money or kick up a fuss.... I was charged $1.2k for the painting for my entire house, except the MBR cos it is wallpapered. Paint using ICI wash and wear or supreme 3 in 1. I am not sure if he charge more becos it is a private development, the other quote i got back was similar.. but it is my first time renovating, am not sure if it is the mkt rate too. If you need the contact i can pass it to u. But he is really hardcore contractor and isn't very arty farty so u got to do some homework on your own.. like what sink you like etc... like what hihihi said you must show sample pictures and be as clear as possible with what u want...then the misunderstanding will be minimised. I went to the Expo fair this weekend.. for my criteria above, (toilet hack, not overlay), i have been quoted about 13-17k!!!!! for kitchen (re-do everything) and 2 toilet (redo everything!) Not including laminate living and dining room! i want to faint. if your contractor can do much cheaper, pls send me the link otherwise i might not be able to do the necessities. thank you!
