Big Diffence In Quotation

Dear forumers,

I would like to get some advice...

I've get quite a lot quotes from different ID. The average cost, taken from many ID such as Gplan, Ho-bee, Ideal-house and Plush Living, for the reno that I'm intend to do is about $32K.

However, I come across this company called Jade-Land (also called Souls Living) that quote me $24K. That is a big $8K different. I've met this the ID from Jade-Land to double confirm the quote (such as the price of the tiles, the type of paint used, etc), and can't seems to find any potential hidden cost. Anyone here use them before? I'm just kinda worried about a quote that is too good to be true. Any advice will be greatly appreciated.

Anyway, here is the list of requirement that I sent to all the ID.

A. PREPARATION WORK

1 HDB Submission

2 3-D drawing for each area as wess as all Carpentry Works.

3 Design and space-planning service

4 Project Management

5 Proposed color scheme

B. GENERAL WORK

1 Lay Corrugated Cardboard Sheet to protect existing flooring prior to demolition.

2 Supply sand/cement and haulage of material

3 Clear/dispose debris off-site

4 Chemical/Acid wash for the whole house

C. DEMOLITION WORK

Kitchen

1 Demolished existing Ceramic Floor and Wall Tiles

2 Demolished existing Kitchen Cabinet, Stove-support, and Sink

WC 1 & WC 2

3 Demolished existing Ceramic Floor and Wall Tiles

haah.. maybe some employees frm Jadeland may reply u later (and u wouldnt know they are frm jadeland!), should be more than 3? 4? of them heee, im guessing :notti:

Floor plan has been adjusted :-)

Hope I can make up my mind soon, since I'm gonna get my key pretty soon.

If it's a small company, then the quotation will be cheaper cuz of less overhead costs. No showroom, lower rent, less manpower n etc. Think u see their worksmanship 1st if u r interested.

By the way, this flat seems familiar. U got it via Feb Bi monthly Sales issit? :notti:

Not really... I just found it in resale market. Feb bi-monthly sale, I didn't even get queue number.

It's at Bukit Batok Central :-)

If it's a small company, then the quotation will be cheaper cuz of less overhead costs. No showroom, lower rent, less manpower n etc. Think u see their worksmanship 1st if u r interested.

By the way, this flat seems familiar. U got it via Feb Bi monthly Sales issit? :notti:

I just went to see them again this evening. But, now I've ask them to make some amendment:

  1. The rate of the tiles
  2. The correct size of the kitchen cabinet & material
  3. Recalculation of the price of ceiling work (due to different design)
  4. The type of paint used, now I can choose any ICI paint, and not restricted to ICI pentalite
  5. Add in 1 ventilation fan at each toilet

That bring the cost to about $29K.

On my previous post, I said that the average of other vendor is $32K, it should be about $33K to be more accurate. This bring the diff nearer. Now it's at 4K. Which is like the GP margin of ID (which is around 15-18%).

Anyway, here is the breakdown of Jadeland quotation:

1. Demolition = $3200

2. Living, Dining, Balcony, Storeroom, & 3 bedrooms tiles = $6000

3. Kitchen tiles and waterproofing = $1200

4. Bathroom wall & floor tiles with waterproofing = $3000

5. Other masonry works = $1000

6. Plumbing works w/ ventilation fans = $1800

7. Plastering, ceiling, and cornices = $3900

8. Kitchen cabinet + solid surface = $4800

9. Wardrobe = $1500

10. Painting = $1800

11. Misc = 1200

Of course, these are important. That's why I seed advice in Renotalk, since I never have experience with this ID before.

Did you think about the quality, reliability and ability of the contractors to do the job?

Did you ever visit a indian house renovated by JADE in Tanglin Halt?

Of course, these are important. That's why I seed advice in Renotalk, since I never have experience with this ID before.

Actually I haven't seen any unit. Only go to their office.

I somehow don't comfortable with them. One of the guy sounds very defensive where I correct the quote. Another lady, I feel she is quite calculative. I guess I'll go for safer option like hobee, gplan, plush-living, or inzen.

anyway, I'll keep monitor this forum, just in case one of you use their service. I would really like to know whether I've made a foolish decision or I've averted a nightmare.
