We have been hunting for our nest for the past 6 months thru ballots and agents and finally found our place in AMK. We love the place coz of its location as it is just opposite AMK hub only. Its a 30 year old 4 room flat. Currently we are look for contractors. Pls PM if u would like to recommend ur contractor. We have a tight budget of about $18k (Just mainly for the contractor only), price of accessories(Lights, toilet bowl, basin etc...) is not included. These are the things that we would be doing for our house; 1. Hacking -------------------- a. 2 Toilets b. 3 bedrooms 2. Painting -------------------- a. 3 Bedrooms b. Living room c. Balcony d. 2 Toilets 3. Tile works -------------------- a. Hormogenous Tiles (Living Room, kitchen and 2 Toilets) b. Laminiated flooring for 3 bedrooms c. Raise platform for balcony d. Mosaic for walls of toilet 4. Carpentary Works -------------------- a. Cabinets for Kitchen b. Wardrobe for MBR c. Bar top (breakfast table) to separate between the dinning area and kitchen 5. Lights -------------------- a. Lights for whole house 6. False Celling or L celling -------------------- a. MBR b. Living room 7. Electricial Works -------------------- a. Need to relocate electricial points b. Need to pull network points c. Need to relocate telephone points 8. Doors and Windows -------------------- a. Varnish existing doors b. Change main gate c. Sliding glass door between living room and dinner area d. Plastic folding windows for both toilets e. AMK,...good location! honestly, i don't think u can work within 18k,...unless you are not doing many things. if you mentioned abt hacking and doing floorings + carpentary works,.....it shld be ard 25-30k. BunBun 5 Report post Posted May 20, 2008 (edited) Now renovation prices going up, it is better you adjust yours to 25k max and a few k set aside as buffer for your reno. If you don't do any carpentry or very little, you will save some costs for your other important piorities, ie; kitchen, flooring first. For eg; Cost for tiles will vary depending on what range are you looking at, ie; $2 psf? $2.5psf? (see the cost of sand too if any) Toilets will cost about 2.5-3k each to hack and lay tiles including waterproofing, paintworks about 1k+ if going by market rate i think. False ceiling is about 800-1k le, electrical works depends on how many points and whether you want to change its location etc etc. Im not sure if prices are the same now due to increasing costs. This is as of what I know back then. Carpentry is most ex, will take up the bulk of your reno cost, besides the toilets & hacking that is..
