cafelatte 0 Report post Posted May 8, 2008 (edited) Hi, We were recommend by a friend to this renovation contractor. Thinking we could trust him, we proceeded to pay the deposit after she has gone thru the quote with us for the first time , only later to discover some items are over priced when we ask around. Could someone help us to review this quote below and give us your comments? Many many thanks __________________ 4-room 90sqft A. isaacp 0 Report post Posted May 8, 2008 Can the GST be waived? I thought only companies with annual turnover in excess of S$1 million need to be GST registered. In addition, you will also need to check with your contractor how much is the charges for electrical and lighting points and installation. Often omitted during negotiation stage but may add up substantially at a later stage.

cafelatte 0 Report post Posted May 11, 2008 (edited) this looks like chopping carrots. what kind of fren would recommend such contractor??? if deposit is not much i suggest forgo it and look for another contractor. Hi Mace My fren was apparantly happy with the quality of the work done and find her helpful. Maybe she also dunno that she was hacked. We already paid $2k deposit. Think it may be too much to lose if we back out. Have meet her for several discussions and would prefer to ask to lower price than to change ID. As for PE $500, I have checked and she mentioned that when hacking is involved, is it required to get PE approval. My haulage was initially $800 when I wanted to hacked the kitchen wall only, now she is charging $1800 with addition of the 3 bedroom floors, is this reasonable? What exactly is haulage? Looking at my quote, would you be able to also advise on what are the reasonable price range like for the items on my quote so I can reasonably lower the price? My place is a Jurong new 4 room HDB. Thank you Edited May 11, 2008 by cafelatte

Is this a norm pactise? not sure how they calculate as they have lumped supply and install together. E. Aircon Pipe Box up 1 To supply labour & material to box up aircon pipes $500.00 (You can look for any aircon contractor, I paid less than $250 for rerouting, rewiring) my aircon is done by gaincity. so all installation, piping and wiring is done by them. my id say $500 is provisional for boxup only and will adjust price when the aircon route is confirmed. F. Plumbing Works 1 To supply labour only for the following jobs : a. Installation of storage tank b. Will check if need to add money if the colour we like happens to be an All-in-1 price range. But i did check with a subcon painter that does work for reno contracters and they quote my $800 for 4-room ceiling-1 coat and walls-2 coats, saying they do not restrict number of colour or what paint i use and includes 1 round of touch up when all work is completed some more. He also advised my reno should have quoted my in the range of 1.1 to 1.2k as $800 is their price to reno ppl J. lawry 3 Report post Posted May 11, 2008 QUOTE(cafelatte @ May 8 2008, 11:31 PM) Hi Lawry, thanks for your respond, my replies below in italics: D. Tiling Works (Check if you get "refunds" if you happen to choose $2.50 tiles) she initially quoted based on $3.80 tiles, she has mentioned that anything below $3.20 she will refund. Is this a norm pactise? not sure how they calculate as they have lumped supply and install together. The amount they quoted is based on a certain $X.XX psf, when you are at the shop, there are tiles that will be below that price or above that price. Some tiles will be cheaper because they were "older", previous range, but it doesn't mean they are lousier or uglier. I chose $2.50 psf tiles and I'm happy with them still. And I did get refunds from the $3.20psf quotes. Basically ($3.20 - $2.50) x your floor area. Okay, now I know what you meant by box up and why $500. The ones done by gain city is normal wiring and routing of the pipes around the house to the toilet in a white casing. Whereas this $500 boxup by would be concealing that white casing and wires casing. This is purely aesthetics purposes, it would be your decision to decide if you're willing to pay for those. F. Plumbing Works 1 To supply labour only for the following jobs : a. Installation of storage tank b. Installation of Kitchen sink & tap $250.00 (How about your toilet sinks, taps, shower head, rain shower and all that? included?) toilets sinks, taps , shower heads already provided by hdb Ok, I wasn't charged for the Kitchen sink/tap installation because it was one sum for all taps, showers, toilet bowls, water heater, bathroom accessories, around $300. And btw, sink is installed by the ones doing your kitchen carpentry for free, not the plumber, only the tap is installed by the plumber. If they insist on charging $250 just to install a tap, do check the charges from the shop you are buying your tap from, see if they offer that such services. $250 is quite over the edge. G. Painting Works 1 To supply labour & material using ICI emulsion paint to paint internal wall & ceiling for whole house Exclude door & door frames $1,500.00 id advised that they mainly go for choice of colour available rather than decide what type of paint, she mention they use ici pentalite (think its the normal range) most of the time as the finishing is more matt and hence, if the wall is uneven it will not be obvious. He also advised my reno should have quoted my in the range of 1.1 to 1.2k as $800 is their price to reno ppl I was charged $1100 for 4NG, every single thing that involves painting. $1500 and they are using pentalite?? (the cheapest range). I chose medifresh, easy wash. just as matt and nice, you can really wipe off stains with a wet cloth. My ID gave the same excuse while trying to convince me to use Pentalite, but she's nice and she didn't up the price when I wanted medifresh and easy wash. You do have the option of saving $700 if you were to engage your own painters in this case. J. Others 1 General cleaning $250.00 (Is that acid wash or simply really "general cleaning", overpriced anyway) think this is the acid wash and the general cleaning. how much should be then? I got it for free. 2 Haulage fees $1,800.00 (!!!!!!!) how much did you pay? and did you do any hacking? My Haulage fees was $300. My hacking fees was lump sum $2000++ Living & dining room floor tiles, kitchen wall/floor tiles, 2 toilets wall/floor tiles, and some built in furniture, there were additional stuff to hack here and there but no extra charges. Thanks You are most welcome.

Thank you What i would suggest is - 1) such chopping carrots contractors WONT stop chopping, when reno starts things will get worse - they will tell you this one not included that one not included = must pay more. 2) new housing estate's haulage fees are exorbitant - call your hdb branch to check on this $1800 3) since $2k deposit is quite a lot, then just MINUS out all other reno works except for tiles. Just let them do the flooring - thats all. this is the only way to minimise your damages. Then engage other contractors to do your woodworking/window grille/misc stuffs. Flooring alone for whole house 90sqf should be under $10k. Just the tiling and hacking. Just tell them you WONT be moving in - cos both of you might be posted overseas - or whatever lousy excuses you can think of. 4) not all hacking requires a PE. 5) get a few contractors to quote on the rest of the stuffs(except tiling and hacking) now. Dont waste your time. many good ones avaliable in this forum. get at least 3-5 quotations.
