isc90152 you can consider shifting your cove light tubes closer to each other (overlap abit) so as to eliminate the dark spot at the center, it'll look nicer, more even lighting.

Is there a reason for the steel ventilation plate to be in the 'open' position? The other ventilation outlet is closed?

I heard from my ID that it's Civil Defence ruling that @ least one of the steel ventilation plate must be in 'open' position.

Guys, I heard from my friend which is also staying @ the same block as me saying that the unit on top of hers was doing reno now and that caused her unit's ceiling & walls to have cracklines. Anyone else encounter this issue?

thanks guys. appreciate the comments. will ask the electrician to shift in the T5 cove light tubes to eliminate the dark spots. For air con trunking, because of the multiple beams (common problems to all lg pple), this is what we instructed the air con guys to do to reduce length and lessen risks of water logging. Ironically, in our 3 bedrooms, the ugliest one is the main one. Steel ventilation plate is not closed because its not completed yet. will ask my main cont to close it soon. Cant close both plates or else the bomb shelter door will be very difficult to open. Oh yah, all lights are from lightcraft. My fave light is the one with the "Sun" rays reflecting on the ceiling. Pretty useless light in terms of functionality but it cost slightly over 30 bucks only.

Yes, I have detected one crack on the short wall, close to the windows. There are probably other damages around my unit as the unit above demolished the walls in BR2 & 3.

The vendors are really taking very long, own sweet time to reno - the reno permit is issued on 24th Sept and reno is still ongoing till now.

For my unit, it still looked the same as 2.5 weeks' ago. And this Fri is supposedly the handover date. Till now, only the tilings, false ceiling & lightings are done. Still pretty long way to go....& very delayed.....Sighed!!!!

On the contrary, I will advise you not to shift the T5 cove light. Cos when you try to eliminate the centre dark spots, both ends will have more dark spots. If you can afford to have one more lighting point, add one 3 feet to overlap in the centre (considering the extra $ in wiring, fixing the point, & installing the lights in addition to the extra T5 light cost - Estimated about $60 in total). Else, leave it.

u can DIY, ladder, go up and shift yourself. End dark spot is less obvious than center dark spot.

That's why the reno contract must include plausible remedies, ie penalties on the ID/contractor, for any delay. They are, afterall in the business of reno - they are expected to be able to provide a good estimation of projected completion date. If they can't, who can?

Anyway I'm not in a hurry to move in so it's still quite OK lor......but of course there is a limit to my patience.

I also concur with frederick that add 1 more point for overlapping is better, to reduce dark spots. My lighting shop boss recommend 4ft T8 which is cheap, bright but higher electrical consumption. 3ft is actually slightly more expensive than 4ft one. Alternatively choose power saving T5 which cost more.

Anyway this is my Home Theater System up for grabs.

I thought T8 is more expensive than T5? T5 is the normal fluroscent tube right? One thing for sure is 3ft is more expensive than 2ft or 4ft. No harm getting a 4ft though....

For my case, I just leave the centre dark spots as it is, as it really didn't bother me cos ultimately cove lights are for ambience only....too bright will spoil the ambience too....better leave some dark spots for mesmerising effect. :notti:

But if it really bothers one to achieve uniformity by reducing the centre dark spots, by all means go get a T5 or T8, cos it's just a small percentage of the whole reno cost.

and what type of padlock the owner used?

yah man... what it the brand of that padlock... we haven't bought ours... let us know and we will avoid buying that brand of locks... :)

Hahaha! Your current old place is better lah - I love the open space: the walk from LG to Blk 16 is always enjoyable.

If the reno contract you signed does not include a reno completion delay penalty clause, you are out of luck. Doesn't take a lawyer for the HR to know they will not be penalised for delay, so they'll just take their own sweet time and NOT speed things up coz either way, their profit margin is there for the taking so why should they hurry up? Unless the flat owner pursues the delay & deducts XX% from the outstanding amount. However, as the HR hold the key plus access to the units they are renovating, the flat owner is practically held hostage to their whims & fancies till the entire renovation is completed.

Complete payment of the outstanding amount AFTER ALL the defects you managed to spot & detect are rectified AND you have moved in completely.

You have as much right as them to delay payment since they delayed your unit's renovation completion.

The above is just ONE of the numerous issues that home owners rarely, if at all, consider before they sign the reno contract coz most are not in the know of things when it comes to renovation, construction & project management.

nope, saw on your blog, your light design is nicer :)

anyway, very difficult to get everything cheapest. esp for lightings of different design.
