Wonderin hows the resale market @ Yew Tee...10 mins walk away from MRT Station...if 235k + 22k Cash and high level..is it considered reasonable??
It's a good buy, considering its high floor , valuation still quite reasonable.

Total u just be paying 257k for a 4rm.

Please note those just opposite the mrt selling at 330k.

And many 4rms 10mins walk from yew tee mrt are sold at 260-300k.

If for a 5I top floor,8 mins walk.. valuation at 330k and asking for 30k? is it veri ex?

just my 2cts worth...

actually, now the prices of resale flat is slowly coming down.

if you are not in hurry, maybe you shld hold and wait for another 6mths,.....i;m pretty sure you will be able to get a much better buy.

i'm afraid the valuation of resale flat is rising ... and cov may be coming down but it depends on the interior condition of the flat

I know of 4 friends and 1 colleague who have decided to wait for another couple of months. I was told that the valuation price remained unchanged since Jan 08 but COV has dropped a lot and is still dropping.

In Dec 07, for EM/EA near MRT COV is about 40k, now only about 25k... We should have waited.

Yes, the COV is dropping but does the valuation will b dropping in times to be? It seem like this time rd of economic boom wave had brought UP the valuation in both resale n new flats market. So bottom line ques is.. if u cant afford now how abt the future? any opinions..

ACtually i dont really agree on this point.. but i guess i m becoming too passive as property is such an big investment esp from a sporean pts of view.. heh

i check the hdb website...there is one 5rm unit, 110sqm..selling at $351.8K, not sure abt COV.. :(

Hi All, I have made a purchase for a 5rm unit around 10 minutes from Yew Tee. There is unblocked view in the unit. Valuation is 315k and Cov(inc 1% com) is 16k so total is 331k. Do you think it is worth?

Note that the unit is not renovated, just flooring and painting, there are no built in cabinets. Just that I do not need to do any hacking for my renovation. Would like to hear from you guys whether is it worth. Thanks.
