Payment Of Agent Fee

Hi All. Is it a must that the payment to the Agent must be timed with the 1st Appointment? We are concerned that service drops to zero the moment the fees are paid and that the 2nd Appointment is yet to be completed.

Any advise, tks.

Tks Zirhk. The company concerned is ERA. They have already sent their invoice before 1st Appointment Date and has written on it that ERA reserves the right to charge interest at 2% per month on overdue accounts. Is this legally binding?

No, insist that you will pay only on 2nd appt.

You have to look at the agreement that you had signed; when is the date that you had agreed to pay? Also, is this 2% interest agreed by your in that agreement?

All you are binded by is the agreement that you had signed; they can claim anything after that, but as long as you had not agreed to it, they cannot do anything.

Such "interest" are usually scaring tactics only. So no sweat lah...

As usual, I am not given a copy for retention and there must be like 100 fine lines which is impossible to go through in detail on the spot.

You have to look at the agreement that you had signed; when is the date that you had agreed to pay? Also, is this 2% interest agreed by your in that agreement?

Dun worry too much about it lah. Even banks can waive off penalties and interests though you know and clearly exceeded their due dates, so what gives for a real estate agency??

Nothing wrong with paying on 2nd appt at all; just argue that the service is not completed yet, why should you pay?? Even hawkers also gotta serve you the food first before getting your money, right?

So relax; concentrate on more impt things like finding a good ID and renovate your lovenest!! :~:~

Yah, zirhk3355 is right. My agent is also from ERA and I only paid him the agent fee after the 2nd appt. Not on the day of the 2nd appt, but after it. I gotten the bill from his company immediately after the 1st appt, but I simply ignore it :yamseng:

hi

just to share that my agent also from era...i have also told him that i will only pay him after the 2nd appt, when i get the money..coz he screwed up everything...make me homeless and penniless....so there is no way i can pay him on 1st appt....

I have actually had a mutual agreement drafted out...and got him to sign and acknowledged, just in case the company decides to charge me 2% interest.
