Hi everyone, we should be getting out keys after CYN. In the mean time, here is our floor plan. It's a 90m2 4rm premium flat. We are still deciding what kind of reno to do. Do feel free to make suggestions. Will update as soon as there's any news. Cheers!FloorPlan1.jpg

our home should be functional and beautiful

maybe if you introduce the occupants a bit more we can give suggestions?

I'm quite torn right now between spending $$ to make the place look good or to just do the bare minimum. I sure I'll come to a compromise some how. So far, it would only be me and my wife in the flat, plus a dog. Should we hack the kitchen wall to have an open concept kitchen? Should we replace the bedroom wall with glass to brighten up the space outside the kitchen? Just some of the question that I'm asking myself right now...

honestly, i'd go for bare minimum

spent $17k on renovation (excluding flooring coz mine premium) for my EA

and now i'm so glad that i didn't spend much coz i realise i didn't really know what i want

if i had done a full-blown renovation, i'd regret a lot of things

i'd suggest you do the bare minimum first, most important thing is DON"T take loan

then when you've stayed there for around 5yrs, do another round of renovation if you're gonna continue staying there or sell the place

coz after 5yrs you'll know exactly what you want, what is lacking and what suits your lifestyle most

you wouldn't want to spend your EVERY weekend cleaning all the shiny laminates, mirrors and glass right? :P

things that must be done

1. flooring - homo tiles will be good coz you've got a dog, laminate sure kenna scratch :)

2. sanitary fittings - now i'm living with the original hdb ones, absolutely fine :)

3. kitchen - do you cook or you only want hot water to make beverage? if you totally do not cook, then get those buffet hutch will be sufficient. at least if you renovate later won't have to tear down the still good cabinets

guess i believe in spending money to enhance the effects of the renovation

rather than spend all my money on things i can't move when i shift :furious:

I do have a dog too and an additon family member as compare to yours, my little boy zavier!

We will be doing the reno only after CNY, wat about U? I've been to my unit and i'm quite pleased with the layout except the dinning area which i still cant decide where and how to put the dinning table.

Jus for reference, i'll be doing all built-in wardrobes for all the bedrooms and the kitchen cabinet, the feature wall for TV and built-in TV console. Cabinets for both toilets and the shoes cabinet is a must. MY ID (Equicity Design, who is my best friend) recommend to do the feature wall for the bombshelter but i dunno if i got the budget anot. Might be doing the L-box ceiling for the Living area only. Window grills is a must for me as well as my little boy is only 4. Still considering to hack the walls in the kitchen area anot... cos haven decide where is the dinning area. The kitchen area is not as bright with our layout so it might be a good idea but of cos must depend on the cost too.

All others reno are additional and only for decorative purposes so for me, it really depend on the total cost of the reno. I have a tight budget to work on so might be doing the minimum of wat i mentioned.

ur unit is quite big considering it is only a 4-room flat.. dun even need to hack away one room to have walk in wardrobe.. happy for u :dancingqueen:

if i were you , i would hack the wall half way and addin glass .....

it would brighten up the whole dinning area ...

not sure you having tight budget on reno ?

may i know how much you got for this flat and waited for how long ?

I love your master toilet...there is one wall that can put things....

I went there a few weeks ago with my id.

And can say that your floor plan is squarish! Nice!

yah..ur layout of the hse looks so big..i can feel the difference between mine...(same 90m2)

Thanks, layout looks good on paper, but actually very small.

Think of doing that to brighten the dining area, also to hack the kitchen walls for open kitchen.

got the flat at 218k during balloting in Jul 07.
