Interior Design Needed Only Not Actual Construction

Hi friends,

I am having a few small issues now as I am looking for recommendations for interior designer but with a slightly different need.

I have approached a fairly decent ID for their service in designing my place. But I do not require any quotation on the actual construction of their designs as my dad is a contractor himself. I was quoted $5k for the following scope of service:

1. Interior Design Development

2. Space Planning Management with Auto Cad Drawing : 12pc

(- I have 1 MBR and 3rooms, 4toilets, 1 living room, 1 rooftop, 1 kitchen & Dinning area and require him

to design the these areas)

3. Detailed Carpentry Drawings

4. Site Inspection

5. Work Scheduling

6. Site Co-ordination & Supervision

7. Project Consultation

Questions :

(A) I have not approached any other ID yet for their quotation but is it normal to ask ? Since 99% of the threads that I have read in this forum is a 1 stop service given by the ID which include the designing and their acutal execution / constructions on the deliverables.

(B) Does any of the brothers out there havesuch experience ?

(D) Any recommendations ?

Hey jinko,

u definitely needs item no. 1 & 2 if u cant plan ur own layout.

olso, u needs some1 2 do e relevant submission 2 e authorities & coordinate e whole project.

- can i noe do u really need item no. 3 - 7?

- is ur father (contractor) able to perform e job of a Design Consultant & Project Manager?

- izit A&A to pte property?

If its $5k for item nos. 1 -7, it seems quite reasonable.

Hi,

The design fees, site co-ordination and poject management fees actually have to be gauged accordingly to the actual scope of work to be undertaken by the Designer. If based on your description above, I'd say he under-quoted you aready. You should request them to list out in detail, what actually are the scope of work which are included.

Thanks for the quick reply. Bascially to summrise, he promised me the following :

(1) Auto CAD / 3D drawings of all the rooms design

Include colour co-ordination / carpentry deign

(2) Furniture shopping

(3) getting all the relevant submission / approval of documents with the relevant authorities.

(4) Drawing of carpentry's design and measurement.

(5) Site-co-ordination and supervision.

i still thinks it is very expensive

i still thinks it is very expensive

If that is really the scope of works he is undertaking, $5k is not expensive. Considering the following points :

1) 3D drawings cost around $100 PER View. Considering 2 views per room, 11 rooms x 2 = 22 views, = $2200 ( This is the cost if you were to engage a Professional ID to do the design.)

Then the detail drawings which are included should be valued at around $1000 if it's the proper detailed construction drawings, not freehand sketches, and should be about 50 pages.

2) Site co-ordination Fees. I guess your new home is at least a 3-storey landed property, meaning that it'll take at least 6 weeks for a new unit or 10~12 weeks for a resale unit. Considering the time to travel and time on co-ordination to be spent, the remaining $1800 is reasonable.

It's best to request him to draft a contract specifying the scope of works in detail, e.g

1) What if the design he provides is not what you expect, how many time of changes is allowed etc.

2) What are the clauses for termination of contract in the event that e.g he cannot produce a reasonably satisfactory design etc.

3) Any Late Delivery charges since he's undertaking the co-ordination work. Who should be responsible for the Appointed Contractors' schedule, material quality and workmanship?

4) Since he's only doing the design and co-ordination, how and who is to arbitrate if the design cannot be fabricated?
