32-35k For 5rm 122sqm Resale Flat Is It A Lot?

After looking through many many quotes, finally narrowed down to 2. One is a contractor and one is a ID

Their quote is about 2-3k difference. Surprisingly the ID quote is 2-3k lower then the contractor one

We are doing minimum carpentry (Kitchen Cabinet+MBR wardrobe) but hack all the floors to replace .

So is the 32-35k a lot?

ours is about the same...

123 sqm resale so far the quote is bout 35k-38k... :D

wondering if it is the market price now...

we

-hack all flooring

-hack kitchen and 2 toilet wall

-change whole unit window & grilled

-bedroom doors and sliding door for study

-replumbing

-rewiring

-false ceiling for living and dining

-paint the whole house

-kitchen cabinet

-full height shoe cabinet.

we get the quote from HooBee,Earnest and renozone.thier price are about the same.

ours was

-hack and tile 3 bedroom, living, dining, kitchen, study, balcony

-hack and tile kitchen and 2 toilet wall

-change all windows/grill to casement

-replumbing

-rewiring

-painting

-MBR Wardrobe

-kitchen cabinet

I got quotes from Summit, Ho Bee, Ideal, Impress21, Intra, Barqoue

I thought carpentry was the most expensive..turns out hacking and tile is more exp

ya we thought by doing minimum capantry would keep the cost under 28k...

hacking and retiling,changing windows and grills is more expensive....

carpentry normally is their in-house, so cost-wise they are able to give better price.

The rest are sub-out to others, so subject to mkt rate (forces of demand > supply)

- hack kitchen, 2 toilets and 2 bedrooms flooring

- hack kitchen and 2 toilet wall

- hack 5 walls (cos changed the layout)

- construct 3 walls

- replumbing

- paint the whole house

- kitchen cabinet

- laminate flooring for dining, living, bedrooms

- floor tiles for toilets, kitchen n yard

my hacking total 3.5k

mine is also minimum carpentry, is it expensive?

yup its expensive i can say

bcoz with the thing you want is around 22k

and hacking should be around 3k for what you hack

It depends on your layout, cabinet length, etc... but since you using laminate, why need to hack all floors? You may want to consider getting my ID to quote, then have more choices to compare. Cheers.

Was looking at the prices in this thread and comparing to the quotes I received over the past 3 weeks. Think prices have gone up?!

5rm resale, 122sqm: Hacking all tiles in bedroom, living room, kitchen, toilets, relaying homogeneous tiles for living and bedrooms, ceramic for kitchen and toilets, changing all windows and grilles, doors, rewiring, kitchen cabinets, false ceilings, and minimal carpentry works.

The lowest quote I got is ard $35000, the highest around $48000!

my lowest quote was $31000 for a 3-room resale flat (67sqm).

is this the standard rate right now? buying house is already so expensive & now the reno cost is making my head spin.

It really depends on what you are doing.

I've seen reno costs of 70k to 100k for very very nicely done up HDBs..
