Paying Agent..whats The Norm?

Got a question about payment to agent

My agent is asking me to pay half his commission at 1st appt and the rest on completion. Is that the norm?

Also he is asking me to pay him directly and he says he will pay the company , that way he gets his money faster. Is this also the norm?

Should I pay the agent directly or should i ask for the invoice from his agency?

Cause he has 2 agency, one was not accredited and one was accredited

the norm is pay in full on the day of completion. write a chq in favour of the agency as stated in the commision statement, not the agent name.
