Pls Advise If This Quotation Ok For An 5 Room - 110sq?. Thanks

Hi good people,

I am doing renovation for my new clementi flat (standard) 110 sq. My contractor quotation is as follows, pls help me see if its ok? Thank you so much................

Scope of works:

Supply labor , materials , equipment , transport & all necessary to the following works:

Kitchen & Toilet

01) Construct 50mm cabinet and fridge base finishing with tiles. $350.00

02) Construct 50mm washing machine base with tiles and pvc drainage pipe. $120.00

04) Connect sink drainage pipe , connect inlet pipe & washing machine inlet

pipe and drainage pipe. $150.00

05) Demolish existing kitchen entrance wall exclude PE endorsement. $400.00

06) Labor to plaster chipped & damaged surfaces.( Kitchen entrance ) $280.00

07) Lay two toilet floor tiles complete with waterproofing membrane. $1,500.00

08) Labor to install two nos of pedestal pan. $160.00

09) Install two nos of basin pvc drainage pipe. $FOC

10) Install two toilet wall up to ceiling height.( Per sq ft $2.50/=) $3,700.00

11) Demolish existing two toilet wall & flooring tiles. $750.00

12) Install two toilet stainless steel water pipe. $700.00

13) Install kitchen cabinet complete with solid surface top and laminated. $5,300.00

Living / Dinning

01) Construct living hall , dinning hall , 3 bedroom and kitchen 600mm x 600mm

homogenous polish tiles complete with skirting.( Per sq ft $3.80/=) $8,550.00

Shelter

01) Lay ceramic tiles complete with skirting. $350.00

Miscellaneous

01) To provide acid-chemical washing. $FOC

02) Haulage works and clearing debris. $750.00

TOTAL COST OF SINGAPORE DOLLARS: $23,060.00

Validity: 14 Days.

Payment Term:

30% Deposit payable upon confirmation.

40% Payable on 2nd week after work been process.

20% Payable on 3th week after work been process.

10% Upon completion.

how big ur kitchen cabinets?

ur flooring looks very expensive lo. our flooring (also 5rm) cost us $5K only though tile rate is at $3.20psf.

I agree to yr view. I also feel the flooring very expensive. My kitchen is only one side with cabinet cos i intend to hack away one side of the kitchen wall, to make my small kitchen looks big. Thanks for the reply. Btw, u got any good contractor to intro for home renovation?

other than the flooring which is quite expensive, i think the hacking of the kitchen entrance wall also abit on the high side. and the kitchen cabinet is how long? :wub:

U mean the hacking of kitchen entrance $400 is expensive? How much is the charges normally? My kitchen cabinet is approximately 5000mm long. Thank you..........

my quote for the hacking portion, but then my haulage more exp so even out??? Apparently my ID considers the kitchen entrance wall and adjoining toilet walls as "hollow" so maybe cheaper? also dunno lolz

1) To hack off existing flooring and skirting @ living dining and 3 bedrooms $600.00

2) To hack off hollow block wall @ kitchen entrance $80.00

3) To hack off exisitng sink and stove support $50.00

4) To hack off existing flooring at kitchen $180.00

5) To hack off exisitng wall tiles at yard only $120.00

6) To hack off existing 1 toilets WC and wash basin $40.00

7) To hack off existing floor tiles for 2 toilets $100.00

8) To hack off existing wall tiles at 2 toilets $300.00

9) To dismantle existing doors @ 3 bedrooms $45.00

10) To dismantle existing kitchen cabinet $200.00

11) To hack off hollow wall in between 2 toilets $120.00

12) Haulage/Loading and unloading of material. $600.00

13) Clearing of debris under renovation. $300.00

$8550 / $3.80 = 2250 sq ft (which is equal to 209 sqm!:dunno:)

your whole hse is only 110 sqm (1184 sq ft) lehhh!:dunno:!:)!:P!:)

even if include labour for laying tiles also should not be this price. :bleah:

My neighbour encountere one id which charge very high also.

The reason id told my neighbour is that he afraid tiles might crack, few tiles need to do skirting, etc....all excuses. My neighbour was charge more than 100 pieces for 4 room unit 90sq ft!

That is why it is better to ask id how they calculate per sq ft.

That is why it is better to ask id how they calculate per sq ft.

Generally, you need to incorp a 10% buffer as wastage. but you tell contractor to adjust it.

Yeah, actually most of the items quoted already has a certain buffer on it.

But it really depends on your id/contractors. How high they charge. Of course they need to earn money right?

I encountered 1 id/contractor (from malaysian, why I know? Cos he drive malaysian car), charge my neighbours over hundreds of extra tiles for a 4 room 90 sq ft.

And until now, my neighbour still have not rec' his quotation!:bangwall:!

But too bad, my neighbour as if gana his black magic, will let him do.

There is one unit, let him do the reno., you know how much?

1) 5 room unit = $60k.

2) 5 room unit = $56k.

Before that, I asked the 1st owner, how much is the quotation, she said dont know. Wait for the reno to complete then ask him to calculate.
