Recent went down to check on one of the 2 bed room unit at estella garden at 23 flora road. it's a freehold and it's selling at 545k not to sure if it's a good buy? hope to get feedback from experience forum people here as i'm a first timer into private properties. thanks for the help

what is the purpose of you buying this property?

to invest or own stay or?

for own stay but if down the road price is good i might think of selling.

this unit high or low fl? size ?

it's a ground floor unit but with no pito

Along Flora Road, Estella is the 3 project around there.

The cheapest one is Ballot Park, cos its opposite the prison.

Current rate for Estella is 580/ft. The other 2 earlier ones

are Azelea & Avila. For the other newer ones, mine be slightly more.

Dahlia, Carrisa,... one more still under construction like Ferrira ....

Azelea, some window, poor floor plan.

Better check for termites these areas, cos this areas wish to be a swarm

Clever seller usually hide them by sealing up the hole and paint them over.

Termites also not only attack on wood but through the wall as well.

Usually the lower floor get them first. Even if you bust all termites at home.

They will still come unvited if the ground are not treated.

Chances for the higher floor will takes year to come through the wall.

Check the door frame, cupboard behind wet areas. This are possible area.

May wanna get discount if invested.

By the way, they have good clubhouse facility in Estella.

Also, they are making the flora road a through road from Old Tampines to Upper Changi.

Good and bad, convenient to go Upper Changi, but then, they can come over as well

oh no that day we saw some marks on the toilet ceiling....don't tell me it's termites

Don't worry, those marks are mould, toilet is a wet area.

If you are doing reno, just get your ID to got through them.

Most forumer here use ventilator and mould killer to get rid of them.
