Budget For Ea @ 150 Sqm

Dear All,

My partner and myself are in the midst of sourcing out renovators after getting our resale flat and we are wondering what would be a realistic estimate for reno + fixtures + furnishings?

hmm, it's a rather difficult to answer question as the final price will depend a lot on what you want

flooring - difference can be up to tens of thousands depending on the material you choose

sofa - difference can be a few thousands depending on brand, material and size

fixtures - also a few thousand dollars difference between brands and quality

reno - what are you going to do? a lot of carpentry or really basic renovation? my reno bill is $20k but another forummer spent close to $60k for the same sized EA :notti:

Thanks for the input so far.

Unfortunately, what we need to do is still up in the air as we are not sure as to how we can ascertain if we need to re-do the ceramic flooring.

Its an 11 y/o flat and on the surface, after a cursory inspection, it does look ok but how can we verify if it will last us another 10 - 15 years? :dancingqueen: This is one of the most vexing issue so far. :thumbs up:

hmm, knocking the four corners and centre of each tile will be a good start, use $1 coin to do the knocking

if it doesn't sound hollow, and you can accept the state of the tiles i.e. chips and colour

then maybe you can consider keeping the tiles :thumbs up:

Well, thats a good idea i reckon. I was thinking of asking the contractor to check and then recommand but i'm worried that there might be a conflict on interest (since why would they want to help you save money?)

Would anyone have any recommendations for places to shop for fixtures such as lighting, taps, sinks etc? :furious:

We're really new at this so we would appreciate any help that comes our way.

hehehe as with the previous answer, it'll depend a lot on the kind of lights you like, the budget you have and the theme you are going for

same goes for sinks and taps

for sinks, you gotta decide the material first - composite, ceramic or stainless steel

then you gottan decide how many bowls you want

followed by whether you want a drainer or not

the last thing would be how much you are willing to spend on the sink :dancingqueen:

what i did was read up as much as possible online first to find something that suits my lifestyle

it'll be much easier than going to shops then kenna psycho by the salesperson, ending up with something that totally doesn't got with my lifestyle !!

if you really want to jalan jalan, then IMM and jalan bersah will be a good place to start :dancingqueen:

knocking every tiles and parquet is farkign retarded

even a 3 million condo wont have perfect tiles and parquet

retards owners

hmm that's what the hdb contractor did for me AFTER his workers laid the tiles

knocking on EVERY single one to ensure that none is hollow

for the record, if i paid $3m for a condo i'd EXPECT it to have perfect tiles

my friend paid $700k for his condo and got the contractors to come down and rectify a small crack on the marble flooring

honestly, if the contractor/ID can't lay tiles without hollowness

then i'd say they shouldn't be in this business in the first place :(

An impossible to answer question, as it depends so much on individual tastes and extent of work. Perhaps you might get more coherent answers if you phrased your question more specifically.

kitchen - approx 10k

1 toilet - approx 3k

window grille - approx 2-3k.

wardrobe around $190-$220 per sq foot run.
