How Big The Chance The Contractor Will Do This?

Hi guys,

I'm not sure if this is sth I should be worried or I'm just too fussy:

We want to dismantle the existing kitchen cabinets and re-arrange the layout of kitchen to make room for a small dining area. The contractor told us he is afraid that the existing kitchen cabinets don't have wall tiles behind it. This is because the buil-in furniture in the bedroom don't have parquets underneath it (the previous owner must worked on a tight budget back then). So I called the previous owner to ask about the kitchen wall tile, and was told that the kitchen cabinet is from the first owner (he was the second and we're the third!) so he don't know. this is believeble as the kitchen cabinets are obviously much older than other furnitures in the flat. So I told my contractor we'll have to find out ourselves, and I'll come to the flat the day they dismantle all the kitchen cabinets. Then the contractor obviously doesn't want my presense on that day and told me I can see it after they finish the job, no need to take annual leave on such things blah blah. That's where I get suspecious.

So, do you think any contractor will actually destroy sth that you cant see normally and then charge you extra to 'repair' it? in my case do you think he will take out the wall tiles and told me it's not there from the beginning? I think if the wall tile is hacked away it should be quite obvious right? I hope I'm just too careful on this...

also do you guys think it necessary to be on the site of renovation to monitor nothing is damaged by the workers that shouldn't?

I think you should be asking whether you should continue using this contractor. If you have a termination for convenience clause, it's time to consider exercising it.

The chances of saving the bit of parquet below the cabinet is very slim as the cost of saving is not effective at all. Whereas, if you suspect the contractor might destroy part of the wall tiles to claim "repair from you might be possible. If this is your worry, suggest that you should stop their work immediately, take some photos and ideally, get a qualify person like surveyor or licence HDB contractor at least to witness the site and comment if it is newly hack away or it is from the past. They should be the best person to tell all this. Upon confirming the fact that it was damaged intentionally, I suggest you should terminate this contractor immediately and take necessary action to claim the damages.

Destroy your wall tiles and claim it's not there ?

The cabinets were built in ... even without wall tiles, the walls will have to be flat and at least painted. Once you hack off the tiles, it's all grey and rough, it will be very obvious..

hehe... thats the truth. Even a blindman can tell whether the wall was hacked previously or whatever.

there is nothing to worry about the honesty of the contractor for this matter.

if he wants to chop you, there are 1001 ways...hidden cost is just one of them. dont think his IQ is so low - hack tiles away, clear the debris, make it look like it was hacked 10 yrs ago(he has to engage TCS's specialists).

if you seem so sceptical why did u sign with him in the first place...

its very obvious if any hacking was done or not...

and no idiot will do suck a lengthy work piece just to earn a few hundreds,.. he may end up losing more than earning,...

just my 2.5 cents worth of thoughts

500 dollars.... for before and after site inspection hahaha...

and 1800 for site coordinations

Well, even if there is wall tiles behind the cabinet, after you tear it down, the wall tiles will be damage... you can see lots of holes and chips on the tiles.... it will not look as nice thought.... Maybe he is worry that when you see the workers just hack the cabinet down and say that they very rough and damage your tiles..... ???

Hack the tiles, clear the debris, charge you later for tiling job.

Don't think they'll do that.

It's like you pay only new tiling job. Hacking is free.

I sure wish they'll con me if I want to do retiling.

Basically, I think removing cabinet & hacking is easy.

It is the removal of debris that takes time.

There are other ways of making a living & adding misc charge.

You may want to be there in the case of installation.

Cannot always take leave right ?
