Advice On My Quotation

Recommended Posts

Just received my keys for my resale flat.

Looking around for contractor to do some minor reno

and this is what i got;

Shop 1

1) Painting for whole unit

2) Repolishing of existing marble floor **** room

3) Re-sanding & varnishing of existing parquet strip

4) Replace 2 toilet bowl

5) Overlaying of floor tiles in the 2 toilet

6) Plastering of air vent at feature wall

7) Change a new tempered glass shower screen

(Need to change cos the old one might not be able to be used after removing it for the overlay)

This shop is quoting me S$4380...

But i notice shop 1 didn't include anything about doing a acid/chemical wash after everything

Or a charge for haulage and clearing of debries...

Shop 2

1) Painting for whole unit

2) Repolishing of existing marble floor **** room

3) Re-sanding & varnishing of existing parquet strip

4) Replace 2 toilet bowl

5) Overlaying of floor tiles in the 2 toilet

6) Plastering of air vent at feature wall

7) Acid wash for kitchen and 2 toilet

8) Haulage & removal od debries

9) Varnish the main door

Shop 2 is quoting me S$4310...

Didn't include the tempered shower screen cos we forgot to mention.

But how much would a normal tempered glas shower screen cost? Shop 1 quoted abt 500 bucks

Any other hidden costs i must take note off???

Any comments???

first time asking about all this reno talk stuff..

Hoping to make a decision by friday...

So blur now....

Looking for good contractors? Click here for your request

my ID told me that haulage is not neccessary if the works do not include major hacking (of walls..etc). The respective contractor will remove the debris themselves. (in yr case, the toilet bowl installer will remove the old toilet bowl).

I have been quoted from $300 to a ridiculous $1100 for haulage.

Not sure abt acid wash, cos different ppl give me different explanations.

Please check the following things:

1) Check the condition of the existing tiles. As im not sure how old are the tiles. If condiiton ok then wont be an issues. if not would be adviseable to hack and relay instead of overlay

2) Painting for whole house - what are the brands and grade of paint u can choose? color wise?

3) Not sure hows the condition of shower screen. If can last for a few more years or more you dont need to change it unless ur shower screen is full height. Just need to re-adjust your current shower screen will do. Meaning shift the shower screen up.

4) For chemical wash issues, i dont think u are needed for it due to there arent new tiles involve. except toilet. Reno had involve in

1. Repolishing of existing marble floor **** room

2. Re-sanding & varnishing of existing parquet strip << not sure where is it. It is in all the bedrooms?

Haulage is not required for u. as there arent any major works.

hope it helps.

hi Devilaz,

Yes, the Re-sanding & varnishing of existing parquet strip is for all the 3 bedrooms.

Okay, will tell the shop to waiver of the haulage charge.

Good idea with the shower screen, but the shop says it can't promise that if they remove the screen, it can still be put back.

But your idea of having it shift up is a good one. Maybe i should explore the option with the contractor. Luckily it's not a full length screen.
