Hi all, I bought a 5-room resale flat at Sembawang. I want to share my experience on house renovation and I hope my sharing helpful for you. Few months before my renovation, I went to a few ID but most of the time they either respond slowly or very hard push. The quotation could be varied from one to another. When the time I feel quite lost, I am glad that I happen to know this reliable and responsible contractor from a hardware shop. To my surprise, the quotation is reasonable but most importantly is the great workmanship. My husband and I decided to engage this contractor because of his :- 1) Prompt reply and responsible. I remember the first time I texted him he replied me very fast. 2) Friendly attitude. At first, I told him that I have another carpentry contractor and he is willing to coordinate with him. I feel secured and comfortable to talk to him. At the end, we found is easier to let him do everything since the price he quote for carpentry work is similar to the contractor that I plan to engaged before. 3) Reasonable price

Hello everyone, after 5 years, we've finally decided to sell our BTO. We're moving to an older unit and so we'll need the whole house revamped (except the toilets since HIP will be done during our reno or after we move in. no news now since covid happened). I'm looking for a contractor (not ID - sorry! my budget is pretty low). I'd appreciate it if you could share with me GOOD contractors' contact details, please? Photo - that's my kitchen.. nothing much to be hacked! I bought this unit, owned by JTC! I guess they hacked ALL the cabinets (kitchen and bedrooms) since it's an empty house! Would like to share my experience with you guys. Recently, i have done up a renovation for my parents house. Our 3-rm flat is located at Ang Mo Kio, which our estate is already 40-years old .We have never done renovation or upgrading work since we move in until now. The condition of the house, was like the picture below, uneven walls and ceiling. We would like to revamp it to a bright, modern living, and have all the cabinet build in for living area, kitchen and our bedrooms. We have refer by our friends on this company that specialize in residential/shop/space planning/carpentry/flooring & remodeling to help us out. We are very satisfied with their work or transformation, would like to share we our members here. I have took a shot of our house photo after we have renovated. Costing is very reasonable. I am impressed with their work attitude and responsive response. I would like to give them 5-star rating. Those who want to do a upgrading or just bought a BTO can give a shot for this company!!

My house was done by a direct contractor.i was so lucky,found him at the void deck below my new flat in Tampines. His prices are very affordable and provide all services that i required him to do without additional charges.He is actually a contractor doing reno works for ID companies thats why his price is so good.He even got me 3D rendering works at direct prices too. I'm recommending him becos its hard to find trustworthy contractors/ID's nowadays.Most of my friends got their own contractors too but all with ****ty experience. u can try to whatsapp him at 81334480

I finished my house renovation recently with luxur. A lot of my guests who came to my house and say my house design is very homely, I tell them luxur is my ID. Then, one of my friends sent me some link because they are interested in getting luxur to quote for their penthouse. I am shocked to see the reviews because my experience with luxur is very smooth. I actually walked in their office randomly and beam served us with our enquiry. The second meeting was on site, I am impressed because they showed us with 3D board already before we engage them. After seeing a few designers, me and my wife decided to go with luxur even though their price is higher. We liaise with Alan more during the renovation, we really appreciated him because we made a few last mins changes for the carpentry design and we thought we can't move in our fengshui set time. But Alan rush and complete all the major changes but let his worker come in to install handle and cushion for bench seating after we move it a week later. After i see the review, I am very curious and we chit-chat with them the other day. They explained the entire story to me it was a case few years ago, they didn’t do a perfect job as what the client is expected and so the relationship went quite bad with this only client. I think they are quite sincere, at least they don’t deny when I asked them. This is why I am happy to leave a good review for them. They told me they learnt from the mistake and improve themselves, which I can promise they complete my house renovation nicely, just like they help me with my last min request so i can move in time, I am really thankful for this. They show me the CNN office project photo they just completed and the testimonial from CNN on their facebook page. So I definitely support them and recommend them to my friends.

hi all, I am new to this forum. Been checking out various ID/Contractors recommendations. Also been to a few referral sites. Met or spoke to some ID/contractors to discuss. Starting to receive quotations. But some quotation seems quite substandard. E.g. Missing Registration number, missing HDB licence number, missing terms and conditions, missing warranty details, and of cos items details like brand, material, size not stated. There is even 1 ID send me a quote with another similar company name who is newly registered (and not a HDB approved) Is this the norm?

I collected the key from the legal firm in early Nov 2015 and excited about the renovation that's going to start in end Nov 2015. But the renovation which supposed to be excited about my dream home comes true became a nightmare at the end. I met 3 IDs and picked up one from that and went into details discussion. Then I kept received the call from an ID called Bxx asking me to give him a chance to meet up. That was a big mistake I ever made in my life. He convinced me with the photo shooting at the end of the reno to publish in a magazine that made me believe the good quality and workmanship he promised to deliver. When we went into the discussion on all the details, I realise that he is very careless and forgetful. Always make mistake here and there in the quotation, drawings etc.. Even my daughter also commented him. He and his boss told me the condo reno takes about 2 months (hacking started end Nov 2015) and it should not be any problem as my moving date was on 14 March 2016. The tilers and the ID kept making mistake since started the reno. The 1st huge mistake - the kitchen was lower than the dining hall by abt 1 inch and I requested and reminded the ID many times to further lower the kitchen as I wash the kitchen regularly. The outcome was they made it same level and did not realise until I pointed out to ask. His manager, Ixxxx was there and one of the solutions suggested was put some thick towels to block the water. When I finally get mad and wanted to hold back the 4th payment, Ixxxx asked me to make the payment and he promised will rectify all the problem and keep telling me " 有我在 你放心". The ID told me to buy storage heater tanks which I did not require, the worker hit the gas pipe and gas leakage without informing me (luckily I got Citygas to check on my gas pipe)..., all the things they admitted but twisted the story after that. The ID took a long time and can't come out the drawing with the correct measurement and asked me to sign on the wrong drawing. Luckily I refuse to sign on it. I hv to check on every detail and was so stressful that I miss out the mistake he makes... I regretted not taking down all the things they agreed and admitted on paper and ask them to sign. My moving date kept postponing til 9 April 2016 (can't postpone anymore as have to pay a penalty of 50% to mover). Painting condition incomplete and no chemical wash as quoted in the contract when handed over on 8 April. The unit was handed in incomplete and defective. That's a long long reno story... and I have to compromise with all the mistakes they made. It's no longer my dream house! Advice to all, do not believe what the ID says, include everything in the contract. If they make mistake and make sure they amend it. For my case, I kept telling the ID to amend but he tends to forget and then told me its ok will deduct on final payment. For my case, all the mistake they had done and things they had promised, were not in the contract and they deny everything... even I have it in whatsapp messages. Anyone can offer me some legal advice would be very much appreciated.

Want to purchase an old single storey inter terrace but am unsure about reasonable AnA or Rebuilding costs. Background: Land Size:approx 3k sqft Build up: approx 1.8k sqft Have the following questions: 1) Possible build on top of old structure to 2/3 stories? (heard that additional support columns will have to be built to support weight of 2nd or even 3rd story.) (is it safe?) (will there be so many columns in the house that it would be very obstructing) 2) How much it would cost approximately if build on top of old structure to 2/3 stories? 3) How much to demolish and then rebuild the whole structure to a build up of 2000-3000 sqft? 4) Any good companies/contractors/lobangs to recommend? Please help to advice! Any help would be appreciated! Need this information to factor in the cost of reno to make sure everything fits within the budget. Would definitely prefer to be able to to add another storey or two without rebuilding to try and stick to the budget if possible! THANKS IN ADVANCE GUYS

Has anyone engaged 3Interiors curtain contractor before? There are new flats around Yishun blk 333 and they stick flyers in that area for customers. We find the price attractive and thus engaged their service. Everything looks ok when this Chinese guy by the name of Timothy came to our house, together with a chubby chinese lady with tattoo to take measurement of the window. It was 08 Aug, National Day and we were watching the National Day parade at home. We were quoted $900 for master and living room for blinds and was asked to make a deposit of $500. We didn't have cash on hand thus bank transfer was done. Till to-date, they kept postponing the installation date and when we told them it must be done before house warming on 20 Sep, they said ok but did not show up. Most calls and messages were unanswered. We told them we wanted a refund, they said ok, will refund by 01 Oct but thereafter did not transfer the money. Did not reply to our SMS too. On their receipt issued to us, CO. Registration no. is valid on bizfile. His name is Timothy, contact no. 9620075. Company reg no. 53204878D. registered address is Blk 22 Chai Chee Rd #02-526 S'461022.

The promised 3D drawings was delayed more than a week. When eventually it arrived, the drawing was totally out of dimension, distorted and simply ugly. I believed the images- copied and pasted from other projects. Allan blamed his draftsman whom he claims was sacked. Demolition work already started and we had to proceed without any design. Service Allan Chee, was always late for appointment. And even if he turns up – he was always on the phone, chatting. I was overseeing the project more than him. We had to update Allan on the progress/mistakes of the renovation. Mistakes and workmanship Tiling workmanship is good but made many mistakes because ID Allan Chee did not give proper instructions. He was never at the work site and rely on the sub con to feed back on dimensions. Two of my bedroom door frames were wrongly dismantled and when pointed out to Allan, he replaced them with a shorter frame. We had to re-redo the door frames again. Tiling at both bathroom redo several times due to no proper instructions. Infact, we were coordinating with the tiler directly Plumber laid the pipes wrongly. No provision for pipings for Storage Heater. Had to hack off some tiles to relay the pipes again. Conclusion We spoke to his team leader on many occasions. When he did not even turn up for the final meeting, that we approached 3D’ management to terminate the contract. His team leader Denn Lim took over and complete the outstanding renovations as we cancelled the electrical and woodworks. Denn did a marvellous job and show much responsibility which Allan Chee has none. Opinion on Designer (Allan Chee) Allan Chee, initially, strikes out to be a nice and smooth talker. During initial discussion, he was able to get quotations within 10-15mins. He showed many images of projects (I doubt it is his projects, maybe copied from other projects). Claiming to be an award wining designer. Immediately after the deposit paid, Allan showed his true character. Arrogant, boastful, irresponsible, showy and most of all, he is not knowledgeable and is not able to follow through the renovations. I doubt his qualification.

I am a believer that every ID has their own strengths (and weaknesses too). This inspired me to start this topic to make a list of good Interior Designers as well as their key strengths. Has their own factory. Even provides smart home solutions. M Square Decor (https://www.m2decor.com/) - Versatile in both carpentry and design. Value for money packages. Taims Interior (http://taimsinterior.com/) - Awesome bespoke design. Price seems high but clients are always happy with the outcome.
