Hello everyone, Admittedly we've never touched nor surfed any Reno sites except recently after chancing upon this forum and learning about the ideas and inspiration of others that it spurred my Husband and I to do our little journey towards getting our dream home. House hunting So after looking around 10 or more flats at the east, we finally settled on a 5i resale at 124sqm. The next process is hunting for an id that will understand our theme and fit our Budget.

I decided to write about my "resale flat" reno (I lump under this category as flat is 16YO!) which cost us less than $10k for - 2 new bathrooms - 1 slightly remodelled kitchen, - 3 new cabinets - whole housepainting excl ceiling which was painted 4 years ago - plus miscellaneous like hacking and dismantling Hopefully, this will help homeowners on a budget save money, and I'm also hoping to do a good one for my contractors and to give credit to these good contractors, many of whom are not tech-savvy and do not know how to promote their biz! Good things must share right? ? first, to clarify, the reno is akin to that of a resale flat cos my 5-room is 15 1/2 years old. We stayed for 6 years, rented out for 9 years, then decided to move back. We have always DIY-ed our reno and this time is no exception. No doubt interior designers may give a more polished look but they charge a 33% premium, and I'd rather stretch my dollar to do more stuff! Of course, these disgusting toilets had to go first! The tenants have trashed them up so badly, they are worse than public toilets! Sorry if I spoilt your appetite for a meal! I nearly threw up when I came to inspect the premises!?

First big milestone for me personally! Shortly after engaging with my Fiancee, we decided to look for a resale after failing to ballot after 4 tries. We ended up getting this 28 Years old Exec Maisonette in Hougang after going through the whole resale process ourselves without any agents. Here's the original floor plan for reference and some plans that we have for the layout.

personally understand the agony of finding a good responsive & responsible renovation contractor. Since I have found a good one so I was thinking to share it here for anyone looking for a reliable contractor. They were very responsive & even took the extra effort to help me managed my aircon guy who was fixing up the new aircon when I got tied up at work. I recommended them to my brother & friend. HI home owners, This is a long overdue shout out to Mr Ee, who did my home recently in balestier. Like everyone, i went through what was recommended in this forum. Shortlisted 3, but went with Mr Ee instead. He is the second cheapest among all, with 20 years of experience, and very experience in doing high end retail space. Had a good vibe about him la. Super nice uncle. When i was telling him what i want through mood board etc. he gets it. Guys he is not interior designer, so to convey what you want, it will be easier to show him reference or magazine clipping. He knows the trend in home reno now la. i wanted industrial style, mix with a bit of neon, playfulness in it. He is practical, and very easy going. He is not kekao, calculative. I have live i my new home for 1/2 a year, so far everything is good, except the outdoor blind, which was install by his 3rd party installer. He is not internet savvy, and dont do any marketing. thats why abit low profile. Also I am not related to his business in any way, i think this is my first post in renotalk. I am wondering if any home owners here has been their own project coordinator. Though I would love to be my own builder, I can't possibly DIY from scratch as it is too time consuming and HDB does have rules and regulation on these and that. Now, i am doing my homework on what I need. It will be great help if anyone has some good trips or experiences to share.

We applied for BTO in 2013 and we were expecting to collect our keys in Q2 2017. Despite the long wait which we could have started brainstorming for reno ideas, we procrastinated: (i) wedding prep seems more exciting, (ii) we dont look forward to research abt tiles.etc. So definitely at the beginning of 2017, we were feeling jittery abt having to start planning for our reno! We started to look at various websites for inspiration and pinterest is definitely one of them! Our pinterest boards shared between hub & me. We started out wanting our home to have the Scandinavian feel...minimalist as well. We contacted about 10 IDs and contractors to meet up to discuss our plans and to see how much they quote us for what we wanted. After meeting IDs and contractors, we were burned out. It's really tiring to meet especially after work in the east (we stayed at the extreme west of sg) and to repeat what we hope to achieve for our home to each and every IDs/Contractors that we arranged to meet.Some IDs seemed genuine and easy to talk to, while some...perhaps because of the many good reviews they have received, they came across as arrogant and doesnt provide any rooms for nego for their price. One of them didn't follow up with us at all after the meeting After discussing, we decided on Jade Cham from The Local.Innterior - (i) The quotation was comparable with other IDs, (ii) i have a friend who had contracted them for her house and she strongly recommend them for their great carpentry work, (iii) Jade was prompt in replying to our emails (iv) we seen her designs and love it and last but most importantly, (v) we spoke the same frequency...she was able to relate to what we wanted for our home and provide many suggestions to improvise our ideas. So we signed the contract with her in March!On the day of signing the contract, we started to discuss about the table top materials for the 3d design! *EXCITED* so while waiting for our key collection, we went pinterest to look for inspiration. One of the crazy ideas we had was to have a service yard basin! Subsequently, we also shifted from scandinavian designs to nordic designs! We also decided to switch from vinyl to wood grain tiles! THANKFUL for this decision...although tiles are more expensive than vinyl, but it is more durable and especially when we have gotten a new pupz..it was a decision we didnt regret! Prior to key collections, we had many discussions with Jade on the types of design we wanted and we also went for tiles shopping tgt! Tiles shopping can be a headache! And so glad that Jade was with us to help us shortlist the tiles that fit our home style. On our part, we also try to visualize our home using the 3d app and working out what we wanted for our kitchen carpentry. Furniture shopping at Castlery, Taka, Taobaoing our furnitures (e.g. basins, lights, bedside tables). Jade also send us the 3d design and we were really impressed! Choosing our tiles with Jade Fast forward...we collected our keys in July and we were so excited to enter our new home! Jade came down to do defect checks with us. Key collection day! Jade helping us with defects checking! And BSC settled within 2 weeks. RENO STARTS! I shall let the photos do the talking! Tiles delivered on the day when reno started! Kitchen wall hacked! Alt MBR wall hacked! MBR toilet tiles! MBR toilet tiles laid Mortars up! Efficient tiler laid the whole house within 3 days! Loving our wood grain tiles! View from main door with cardboard laid to protect our tiles! Aircon installation Carpentry discussion! We were so glad that the carpenter who is working with Jade is so capable and provided expert advice to us on what we should/should not fabricate for our kitchen, shoes cabinet and wardrobe! The discussion went for hours cos' carpentry is not as direct as it seems to be! There were many considerations and so glad that Jade highlighted some practical issues we need to take note of! First layer of painting! MBR wall with taobao light Carpentry up within 2 days! Concealed bomb shelter with settee Painted pipes and hidden away! Requested from Jade that we wanted to fabricate this for our jewelleries! too excited hence we visited at night to check out the carpentry Glass screen up! FINAL LOOK! Kompacplus table top THIS IS SO USEFUL! Service yard basin to soak clothes as we didnt want our toilets to be filled with pails! Settee with led light Built in plug to store & charge our dyson vacuum Guest room toilet! We converted the original MBR to a wardrobe & study area Pull out mirror Study table with led lights installed MBR toilet! Overall, we were really satisfied with our new home! I'm in love with both of our toilets. One of our initial discussion with Jade was...to make the toilet don't feel like a toilet. I'm kind of a clean freak...so i wanted our toilets to give off the cozy feel as well. It felt surreal that we have moved in to our dream home! I thought i should also add this here. When i went to look up on reviews about Jade before signing contract with her, I came across a negative review about her. It kinda made us contemplate whether to engage her but we thought to be fair to her, we should clarify with her although it was a bit awkward to bring up the issue. I must say...we are so glad that we hear her side of story and went ahead to engage her. No regrets! Jade was really devoted and professional in making our dream a reality. Thankful for the advices given to us and her candid feedback esp when we chose furnitures/decors that deviated from our home style hahah. Jade took the extra mile to assist us in many ways, for instance making extra trips (at no extra costs) to help us install our taobao loots. Greatly recommend their carpentry workmanship as well! Although there were minor hiccups, Jade helped us to resolve them all immediately and we don't have to worry at all! Jade also constantly update us about the reno progress with photos! SO GLAD OUR RENO JOURNEY IS OVER ALL THE BEST TO THOSE WHO JUST STARTED! If you have any questions, feel free to ask, we are more than happy to help

Has anyone engaged 3Interiors curtain contractor before? There are new flats around Yishun blk 333 and they stick flyers in that area for customers. We find the price attractive and thus engaged their service. Everything looks ok when this Chinese guy by the name of Timothy came to our house, together with a chubby chinese lady with tattoo to take measurement of the window. It was 08 Aug, National Day and we were watching the National Day parade at home. We were quoted $900 for master and living room for blinds and was asked to make a deposit of $500. We didn't have cash on hand thus bank transfer was done. Till to-date, they kept postponing the installation date and when we told them it must be done before house warming on 20 Sep, they said ok but did not show up. Most calls and messages were unanswered. We told them we wanted a refund, they said ok, will refund by 01 Oct but thereafter did not transfer the money. Did not reply to our SMS too. On their receipt issued to us, CO. Registration no. is valid on bizfile. His name is Timothy, contact no. 9620075. Company reg no. 53204878D. registered address is Blk 22 Chai Chee Rd #02-526 S'461022.

3D Innovations (Sin Ming Branch) Designer’s Name: Allan Chee (self titled $2M award winning ID man) Date of Renovation: Aug 2017 Designer We paid 50% of the total reno cost to get work started. The promised 3D drawings was delayed more than a week. When eventually it arrived, the drawing was totally out of dimension, distorted and simply ugly. I believed the images- copied and pasted from other projects. Allan blamed his draftsman whom he claims was sacked. Demolition work already started and we had to proceed without any design. Service Allan Chee, was always late for appointment. And even if he turns up – he was always on the phone, chatting. I was overseeing the project more than him. We had to update Allan on the progress/mistakes of the renovation. Mistakes and workmanship Tiling workmanship is good but made many mistakes because ID Allan Chee did not give proper instructions. He was never at the work site and rely on the sub con to feed back on dimensions. Two of my bedroom door frames were wrongly dismantled and when pointed out to Allan, he replaced them with a shorter frame. We had to re-redo the door frames again. Tiling at both bathroom redo several times due to no proper instructions. Infact, we were coordinating with the tiler directly Plumber laid the pipes wrongly. No provision for pipings for Storage Heater. Had to hack off some tiles to relay the pipes again. Conclusion We spoke to his team leader on many occasions. When he did not even turn up for the final meeting, that we approached 3D’ management to terminate the contract. His team leader Denn Lim took over and complete the outstanding renovations as we cancelled the electrical and woodworks. Denn did a marvellous job and show much responsibility which Allan Chee has none. Opinion on Designer (Allan Chee) Allan Chee, initially, strikes out to be a nice and smooth talker. During initial discussion, he was able to get quotations within 10-15mins. He showed many images of projects (I doubt it is his projects, maybe copied from other projects). Claiming to be an award wining designer. Immediately after the deposit paid, Allan showed his true character. Arrogant, boastful, irresponsible, showy and most of all, he is not knowledgeable and is not able to follow through the renovations. I doubt his qualification.

Hi all, finally decided to start a blog here to share my reno journey of my old resell 4 rooms HDB. After paying rent for over 7 years I am super excited I can finally have a place for my own, can't wait to collect my key this Friday.
