Although I'd signed, but yet to pay any deposit coz I was in a hurry. Thus, ID said can issue the cheque when I meet up again with him to see some preliminary sketches. Hee, I think computer 3D looks cool, but easier to generate leh... maybe copy and paste from somewhere. Handsketches need more time and effort. Anyway, more impt is the so called detailed dimension, material, design shown and signed off, so that as to minimize mis understanding in the future. I don't have the soft copy of my latest quote coz I asked ID to get some items changed on the spot. Will go back to office, scanned the hardcopy before sending to you. Anyway, might not be too applicable to you coz majority works are carpentry. I'm not doing flooring, kitchen, toilets etc. I regret for not taking photos of my dining table and TV console when I did my purchase with Red Apple. Send them an enquiry on their webpage to ask for the dimensions and pics... wonder if they will entertain me or not.

We just confirmed on Friday. He said he will give me some sketch in a week or two. Might not have 3D computer generated dwg, but rather, handdrawn dwgs. Have u confirmed? Given any deposit?

Hi hi... Chance upon your blog from the Ren*z**e page. I'd just signed with Re**z**e... haha... same as you, we'd placed some orders with R** Apple too... then see the forum's bad comment on the apple... keeping my fingers crossed. We'd chose the dining table from their magazine! Didn't even look at the real thing. But the salesman told us that we can go chose the matching chairs we want from the showroom/warehouse later. ok... i think plastering is almost 3k... painting 2k... the only thing that is not too comfortable is to pay $1000 for erecting the scaffolding for those high places, as ID says can't reach by ladder. thus add up to about $6k+... will be meeting the ID tmr to go thru' the quotes... maybe ask him to put plastering and painting as optional, while still source for contractors specialize in doing that. -

I hope to get some quotations from contractors who are more specialised in plastering and painting as the quotation i received from my ID is rather high on this area. I asked him why so high, he told me that's the market price after checking with a few sub con. I have a very high wall / ceiling. Not plastering nor painting the ceiling, but the walls. It is about 5m high... so the contractor has included a price for scaffolding, saying cannot use ladder for such high places. The price for the scaffolding is $1000. Hmm, after calculating, basing on the dimension he gives, it turns out that the grilles are about $7 psf... Any idea how much is the average pricing for sliding windows psf? -

Actually i not changing the windows and grilles. The bulk of windows and grilles is for the recess area. Meaning I wanna do away with one wall, put up windows and grilles so as to "expand" my living room. Other than that, add in grilles for rooms with windows but not grilles. I'm hoping to send max at $20k for reno, excluding lightings. Not doing rewiring, not doing flooring, not doing kitchen cabinet nor toilet. Bulk of it is capentry work... I'd about 8 quotations liao... some are much more expensive with lesser items reflected in the quotation. Anyway, may end up outsource everything w/o going thru' ID. -

After bringing one of the shortlisted (in fact, most interested) ID to view my resale flat, the revised quotation went up by about $4000 (ie. 20%). Plastering increased by $800, painting by $200 and he added in $1,000 for supply and erect scaffolding saying our ceiling is really high. Need to erect scaffolding, and need more plaster and paint. Total cost for painting and plastering adds up to $6,000++ ! Hmm, if that's the case, I will omit plastering and painting from the ID scope of work and find a seperate painter. Windows and grilles also increase by about $1,000 becoz the height is 5ft, and not 4ft which they had estimated. Now makes me wonder should I bring one or two more contractors to view the flat to get a more accurate quotation or not. -

I went for my 1st appointment last Tuesday but will only be collecting my keys on 1st Sep, as the seller requsts for more time to shift out. They are changing from EM to a 3room, so lots of things to clear. I'm planning to shift in only by Dec 08, so I guess 1st Sep still ok for me to do minor renov, cleaning and delivery of furniture / applicance. So, which ID/contractor have you confirmed with? -

Valuation: $500k COV: $27k I will post more "internal" photos after the sales have went thru', coz the current owner has lots of things flooding every corner of the house which makes the house very messy and not nice. Moreover, since sales yet to close, it won't be nice for me to post their "private property" in 'public'. It is a corner unit, top floor but not the highest... haha... So during the 1st appointment, * Pay balance COV * Pay misc / registration fee? * CPF OA money wiped out Fire insurance: How to buy? Where to buy? How much? -

thanks for sharing. hmm, you went for your 1st appointment yesterday? how long does it takes? the 2nd appointment date was chosen on the spot? apart from the balance COV, that other $$ need to pay? There seems to be a lot of shops in Balestier selling lights rite? Same goes to Jln Besah. Surely not all reliable rite, so how to know which is one reliable? Btw, does one need to change the wiring if previous only says they had changed about 8yrs ago? If dun need, I will just have to ask my contractor to help me install the lightings I bought for me right? $35 per light points consider expensive or ok? Many thanks. -

Mine is the block behind the one opp Mac. You can say that it is the top floor but it's not the highest in the Block as the Block has a slanted roof. floor plan as such... You mean those shops near Sungei Road / Jln Besah? -

Wah... need to sand twice with different grade of sandpaper somemore! Primer? Can we use brush to paint instead of spraying? Unless the paint only come in spray form? Sounds like time consuming too. Mine is indeed pattern patteren one. Talking about contractor trying to carrot me... Does anyone receive in your quote?: $600 for dismantling existing wardrobe (~5ft) $80 for hacking + $80 for installing per wash basin (labour only) $500 for supply labour, material and scaffolding to paint balcony full height wall & ceiling (balcony only!) Plastering and painting of masionette costs $4600 - $5900 (whole house)?! That's the range of prices that I'm getting from ~6 contractors! Renovation really cost a lot! -
Hi all, Anyone know how I can "recondition" my wrough iron handrail? The wrough iron handrail installed by previous owner has rusted and the colour looks dull. Some contractors told me that the only way to really recondition is to send for regalvanizing. And to do that, they will have to remove the whole handrail and send it to factory. If just apply paint, the paint might not stick and will make the handrail looks ugly. But the problem of removing the handrail is costly and high chance of damage the flooring, which I don't wanna change. And one contractor even quoted me $1,300 for repainting the handrail, telling me that special paint is required and it involves a lot of work. True? Regards

Thanks for your reply. I didn't know that's a DIY section. Will post there too. Will check out WI paint. Where to get them? I even have a contractor quoting me $1,300 to repaint the WI handrail! When I question, why so expensive, the reply was "special paint and lots of work" -

Are you using it as your bed frame or it's going to be a bench with cushions? I'm sure you would have gotten quite a number of quotations right? So, is this the cheapest?
