  1. No I didn't try using iPhoto. Is it good? My mac can't detect my bro's camera in Finder and I don't wanna always borrow the card reader from him. Anyway, here are more photos. Nothing great so far. Main Entrance (with door) Wall hacked Floors touch-up. We aren't changing the flooring for the whole house. We didn't really wish to change the air-con in the first place since we don't foresee using it that often in the 1st place. However, after getting an air-con servicing guy to take a look; he strongly recommend us to change instead of just cleaning it coz the fan coil units (internally) are all rusted and he told us that there's leakage of refrigerant. So, we have to squeeze some funds out to go for a new system. Anyway, have him removed the exsiting units for us, so that we can have the spot plaster as well. As such, no really have time to go around sourcing for the best deal, etc. Here are some photos after the aircons are removed: Compressor removed:

  6. Hi, Nice reno. Really sound like you have gotten good deals for the carpentry and window grilles work. I think it is ok to list down who the contractors are or what shops u got them from, since u only stating a fact. Most of the pple also mention their contractors and where they got their things in their signatures. Can't wait to see ya final product.

  13. Hmm... contractor and ID is slightly different. Anyway, here is the process that I'd been thru' with quite a number of IDs, not sure if it helps: 1) Get layout from HDB and study it. 2) Decide what you want to do. (e.g. change floor tiles, hack kitchen wall, install wardrobe in which room etc) 3) List down all the things you want to do on a pierce of paper, number them, and mark those numbers on the layout. For some items, you may wanna make some simple sketches I think it's good to be more specific with your description. (e.g. wardrobe, do you wanna a walk-in-wardrobe, or normal one? one with casement door or sliding door etc). Reason being, the ID will quote you differently depending on what you need. Thus, to have fairer comparison, be more specific. Of coz, if you don't wanna think so much, just throw all the decision to the ID. What's what we are paying them for in the 1st place. 4) Send your requirement list and layout to IDs, or contractors. I like to email them instead of going around Singapore searching for them. Or you can make copies and visit the Home Deco fair in Expo (usually they have one every 2 months or so). Pass them to the IDs / contractors as you meet them. In your mail, ask them to break down the items and give you unit price as far as possible. If not, some may just give you a lump sum for the whole project. 5) Wait for them to contact you. Some will just email you a rough quotation. Usually doesn't really cover everything you wanted. Those who give you the price break down allows you to compare the prices for individiual components or items. Another advantage is once I know how much each compenent/item costs, I can decide whether to remove them or keep them in my requirement list depending on my budget. E.g. a built in study table costs you $1000. You can remove that and look for a ready made table at say $200 or even $80 from Ikea. It's your choice. But if the price is lump sum, it's very difficult to do such filtering. 6) Some ID/contractors will want to meet you to go thru' your requirements before giving you a quotation. Visit them if you are free. Some of them give good suggestions in doing certain things that you may not have think of. Of coz, if these new suggestions, it means you can't compare directly with other quotations that you'd receive. 7) Basically, the above process will be repeated many times with different or even the same IDs/contractors becoz of their suggestions. In the end, you will have to decide which IDs/Contractors know your requirement best, can give you value added suggestions, not pushy, work within your budget, which one your feel more sincere and you are more comfortable with etc. 8) Remember, to check with them, if the contract is signed, can you still make changes to the requirements? Usually yes. It will be variation order. For items that you remove from contract, they should minus off the amount from the contract sum and not say replace them with vouchers or something. 9) You may also want to check with them the warranty period, the likely duration for your project 10) Continue to search for more info in this forum and read others' feedback on a certain ID/contractor. Go for show flat if free. All the best and hope the above helps.
  14. Hmm... completion over means you have collected the keys already rite? So is the seller paying you rent, since you should have already started paying your loan to HDB/banks rite? And all the other fees. Anyway, hope you can really take ownership of the house soon. Initially I thought confirm ID liao, then can start work. Actually not. Still need to confirm colours, confirm designs / material etc. Then ID have to go to your flat to take precise measurement (for built in wardrobe/ cabinet etc) so that they can come out with detail drawing of your work. They will start work only after your confirmation so that there won't be disputed after that. My hacking starts today, more than 3wks after collecting my keys. Behind schedule liao. Hope my ID can finish by early Nov.
  15. Welcome, potential EM owner. Well, I guess you will be the best person to know if the selling price is worthy or not, coz only you know what the location, condition, layout, neighbours?, seller?, facilities, etc etc of these places are like.
  16. I just received my renovation permit yesterday. Making it 2 wks to arrive coz my ID submitted on 4 Sep 08. If you wanna apply for the renovation permit before 2nd appointment, you will need the seller's approval / particulars coz technically before 2nd appointment, the flat still belongs to them. Thus, you can't apply under your name. I waited till we got the key, in order to save any possible trouble if we do that, though my seller is kind enough to offer to do that for us too.
  17. Wow... your 2nd appointment really very late since your 1st appointment is 15 May. My 2nd appointment also on 1 Sep, but that's becoz the owner requests for extra time to shift out. Otherwise, the officer told us is around 2nd week Aug. In fact, I chose the 2nd appointment date with the HDB officer during the 1st appointment itself. HDB website did say, 2nd appointment is usually between 6-8wks from 1st? I think your seller / agent might have asked for long delays, w/o u knowing. Anyway doesn't matter now since already got key and started work

You also check mail so early in the morning, huh. Go check out IDs and ask for quotes while waiting for the 2 appointments. At least 2-3mths of waiting.

  22. You mean the front gate that is shown in the pictures? It was installed by the previous owner. Thus, I've no idea how much it costs. Anyway, I won't be keeping it. Anyone knows if I can sell it off? Anyway, big place means cleaning up is going to be a nite mare!
