Actually better to look for those with resale package of kitchen & bathrooms which is more cheaper rather than asking the IDs to quote individual items which are more expensive base on my sourcing over the 3 weeks. I haven't decide on whether to sign with them until viewing their showflats & workmanship..

There are some seller willing to let go at 5K COV base on my experience last month viewing resale flats. Some of them are just trying their luck waiting for buyers to pay 30-40of COV

think IDs in IMM are slightly more expensive by 10% than those station in HDB estate quote that i have gather varies between 22k -28k +/- probably will get one more quote from Ideal house

I have noticed the valuation has gone up by 5-10% over the past 3 months whereas COV remain unchanged or lower for most HDB unit. my valuation was done in late mar and found out it was 12k lower than May08 valuation....so much different wasted....

some of sellers are trying their luck hoping for some foolish buyers to pay such a high price... they have nothing to lose anyway....some even dun want to do valuation i have encounter such offer during my purchase of resale...i simply just rebuff the agent....

Hi all I'm also thinking whether to have the feature wall...think around 1k as quoted by Roy Worry next time say maybe in 5-10 years it might give way then have to hire contractor to remove it Alternative might consider getting a artwork to hang on the work.....cost between $300-500 any advice
