The way we go about this is: We knock down the wall between MBR to Room3 all the way until the length of the room3 door opened (about 1)Then we replace the wall with a wardrobe (about 2m) and left 3ft (near window) for a door connecting both roomThen we plan to put another wardrobe in room3 Thanks a lot. Any tip on checking plastering work? Anyway, just went there again today.... On the contract it said that they'll give me a big-rocker switch. They use Hager brand. But the frustrating thing is that the are mixing the plugs and the switches from different series. The big-rocker switch is from Hager System 9088, while the plug is from Hager System 8000. Argh... my house will look like rojak. Gotta ask them to use all System 9088. Another frustrating thing is that I forgot to specify Cat6 cable for my data points. They supply only Cat5E. Now I need to add money

Wah... so long haven't get to the forum. Just back from Honeymoon last Saturday. Busy with work. Anyway, the progress looks great. Tiling is finish, and they look fine (any tips on checking workmanship?). Today should be finish the plastering, and then should continue with electrical works. Photos will be coming soon (when I got free time). Beside the reno cost (about $35K), other damage so far: Kitchen sink/tap/hobs (Brandt)/hood (Fujioh) ($3K)Sanitary-wares WC,basin,shower,etc ($2.5K)Mitsubishi Electric Inverter Aircon ($3.8K)Simmons Mattress ($3.5K)Yet to buy:FridgeWashing Machine + DryerLightning and Dining tableI'm running dry already I think I gonna postpone the TV and Sofa till the year end (after I got my bonus).

Of course they are good if you don't have argument with them. I purchase mine on May (haven't delivered yet) because the promise me with their "Price Guarantee" policy, which is just a I still think Simmons is a good mattress, but NOT Ackerman & Smith. Because of the forum policy, I think I can't pour all my anger here. Anyone would like to know more about this company can PM me personally.

Argh... Ackerman & Smith really pissed me off . Their so called "Price Guaranteed" promise is just a If anyone who want to buy Simmons mattress, please fell free to PM me to ask about my experience with A&S.

At last.... I got my second appointment date with HDB. I'll have my own house next week . But can't stay yet, need reno . After months long search for ID, at last I have decided to go for Inzen. I guess I might have pissed-off / disappoint others that work closely but not get the project. But I would say most of them that recommended by people here are nice people to work with. My criteria when choosing ID are: 1. ID & Company reputation 2. ID personality and knowledge 3. The price package After see-ing more than 20 ID/contractors and getting close to 15 quotations, here are my shorlisted ID: 1. Gary from GPlan (very sincere and pleasant to chat with) 2. Sky from Plush-Living (knowledgeable, professional, though a bit pushy) 3. Michael from Octo-haus (very creative, have lots of unique ideas) 4. Patrick from Ho Bee (very experienced. Although the price is fine, but not competitive enuf in my 5 shortlist) 5. Roy from Inzen (a well balanced attributes for ID) To be fair, all of them have nice personality, knowledgeable and have pretty good reputation in this forum. I had a real hard-time to choose. But in the end, the third factor (price ) that make the final decision. Although in the end I can only choose 1 ID, but I highly recommend all 5 of them to whoever wish to find ID . As one said, one man's honey is another man's poison. So, find one that suit you :-) I would like to thanks to all senior members of this forum that have help/share with their experience that contribute to guide me in this renovation project. And now, let the project begin. I'll keep you all posted with any trouble that I might/will encounter, and hopefully also the solutions that I (or ID) will come out with.

Actually I haven't seen any unit. Only go to their office. I somehow don't comfortable with them. One of the guy sounds very defensive where I correct the quote. Another lady, I feel she is quite calculative. I guess I'll go for safer option like hobee, gplan, plush-living, or inzen. anyway, I'll keep monitor this forum, just in case one of you use their service. I would really like to know whether I've made a foolish decision or I've averted a nightmare.

I just went to see them again this evening. But, now I've ask them to make some amendment: The rate of the tilesThe correct size of the kitchen cabinet & materialRecalculation of the price of ceiling work (due to different design)The type of paint used, now I can choose any ICI paint, and not restricted to ICI pentaliteAdd in 1 ventilation fan at each toilet That bring the cost to about $29K. On my previous post, I said that the average of other vendor is $32K, it should be about $33K to be more accurate. This bring the diff nearer. Now it's at 4K. Which is like the GP margin of ID (which is around 15-18%). Anyway, here is the breakdown of Jadeland quotation: 1. Demolition = $3200 2. Living, Dining, Balcony, Storeroom, & 3 bedrooms tiles = $6000 3. Kitchen tiles and waterproofing = $1200 4. Bathroom wall & floor tiles with waterproofing = $3000 5. Other masonry works = $1000 6. Plumbing works w/ ventilation fans = $1800 7. Plastering, ceiling, and cornices = $3900 8. Kitchen cabinet + solid surface = $4800 9. Wardrobe = $1500 10. Painting = $1800 11. Misc = 1200

Dear forumers, I would like to get some advice... I've get quite a lot quotes from different ID. The average cost, taken from many ID such as Gplan, Ho-bee, Ideal-house and Plush Living, for the reno that I'm intend to do is about $32K. However, I come across this company called Jade-Land (also called Souls Living) that quote me $24K. That is a big $8K different. I've met this the ID from Jade-Land to double confirm the quote (such as the price of the tiles, the type of paint used, etc), and can't seems to find any potential hidden cost. Anyone here use them before? I'm just kinda worried about a quote that is too good to be true. Any advice will be greatly appreciated. Anyway, here is the list of requirement that I sent to all the ID. A. I paid $13K COV for 5-room unit (very high floor) at Bukit Batok Central. Initially it should have been $33K, but I ask for revaluation, and the valuation is up by 20K . Lucky me.... -

Hi to all ID/Contractors who read this forum, I just bought a 5I HDB. This is an 18 years unit at Bukit Batok. I'm looking for a contractor to do a very basic reno for this flat (due to budget ). The current layout of the unit: My proposed arrangement: there are 2 structural changes in my design: 1. Enlarge bedroom-2. This involve knocking down of part of the wall and make new one. 2. Make a door to connect MBR to bedroom-3. Please supply the door as well. As for the masonry works, I need: 1. Supply & install waterproofing for kitchen and both bathrooms. 2. Supply & install heavy-duty homogenous flooring for kitchen. 3. Supply & install non-slip homogenous flooring for bathrooms. 4. Supply & install full-height wall-tiles for bathrooms. 5. Supply & install wall tiles for kitchen (only the exposed walls around kitchen-top only) 6. Supply & install mortar base for fridge, washing machine and cabinets. 7. Construct entrance kerb to the bathrooms. 8. Supply & install new rubbish chute Plumbing works: 1. Supply & install new pipes for kitchen and both bathrooms. 2. Change sewage pipe to new PVC pipe. 2. Supply & install inlet/outlet pipes for kitchen sink and washing machine. 3. Labour to install WC Pedestal, Basin, instant heater, and other toilet accessories. Ceiling works: 1. Hob & Hood - Which Brand Should I Buy?

It really depends what kind of kitchen you want. Do you cook "complex" food often? Do you only cook "simple" things once in a while. Or do you mostly cook western food, or those chinese food that need a big wok. Gas hob is good for wok cooking, or you wanna do flambe. However induction is better in term of safety, and ease of cleaning. Personally I prefer mix. You can buy a domino unit of Gas and Induction hobs. At high-end, you can try to look for De-dietrich, Miele or Gagennau. Unless you are professional chef, it's kinda too expensive for normal people. At the range of the brands you mention, I would go for Brandt. The reason is that Brandt is the same parent company with De-Dietrich, hence possibly as good quality as De-Dietrich (of course not as many features as De-Dietrich). For hood, I think the bigger the suction the better it is. Personally I won't care about the noise level.
