  2. TS sorry to high jack your thread. bepgof, Hope u can clear my doubt on the use of light in FS. My place have 3 locations that are installed with light on 24x7, 7pm to 7am. It happens that one of the location is outside the common toilet. Do u know what the reason/use of these lights? Forgot to ask my FS master when he audit my house and also couldn't reach him.....

  4. "Willing seller willing buyer" more applicable to resale market/private market. In resale market, u have PRs to compete with you, depending on who has deeper pocket, who get the unit. But buying new direct from HDB should be cheap cheap not tied to resale market rate. Garment should have more measures to discourage Singaporean from speculating.
  5. Willing seller willing buyer, no right or wrong. As a seller u want to sell high, as a buyer u want to buy low. If u r not happy about the asking COV, just walk, plenty for u to choose from. I will not use the median COV given by garment.
  6. It is better that you check with HDB main office, or the officer assigned to manage your account/unit. 3 years ago, my brother-in-law has a similar situation like you. After BIL got married, intend to add wife's name as joint-tenant, HDB told him to do sell/buy that's to sell current unit to himself + wife. Also must take note of fee and related charges of sell/buy. Hope the above help.

  8. Thanks for the help and calculation. Maybe I did not make myself clear. At the moment, I'm on 1.7% locked in for 1 year(loan tenure 10 years), come Aug i will be free to convert. So I'm comparing if i stay on with the current loan, the 2nd year(Sep 2011 to Aug 2012) will be at 1.78%, 3rd year @ 2.88%(Sep 2012 to Aug 2013). Whereas if i decided to change, i will be paying 1.25% for (Sep 2011 to Aug 2012) and 1.65% ... so on. Comparing the first 2 years, how is the saving like? Thanks in advance.
  9. 8 years. Because of this clause "No partial prepayment is allowed once o/s loan tenor is below 5yrs." So planning to partial repay after 2 years. Also there is a mistake in my first post, the 3rd year offer should have been: 3rd yr: 2.65% (MR – 1.85%) (Making correction to the first post.) Thanks.
  10. hi all, Need some advice on conversion package. My outstanding loan as at Aug 2011 will be 82k, rough figure only. So i'm pretty stucked with my current bank. Last year took up a fixed 1 year/1 year lock in HDB loan. 1st year 1.7% 2nd year 1.78 (floating) 3rd year 2.88% (floating) 4th onwards 3.75% (floating) Now, the Bank offer this 2 years lock in: 1st year 1.25% (MR - 3.25) MR @ 4.5% 2nd year 1.65% (MR - 2,85) 3rd year 2.65% (MR - 1.85) 4th year onwards 3.75% (MR - 0.75) Conversion fee = $500 Questions: 1) Over the next 2 years will the interest increase? 2) Will it be cost saving to convert? The conversion fee is $500, can it be waived? If not is the fee pay worth the saving? Thank you.
  11. i did mine with tile roof. U should give your HDB officer in-charge a call, ask him/her for the roof drawings, used that as a reference for application otherwise it will be a hassle.

  14. U need to pay cash only for COV part for your purchase. So the officer is correct, but there is still short of 3k, ask the officer for the statement.

  16. That's why i always ask them to quote me the cheapest available tiles, cos at the end of day during tiles selection, i knew i'm going to choose tiles value more than being quote. Besides, when u signed the contract there is no turning back and also nothing stated on the contract about refund. I remember choosing tiles @ 4.2 psf. Highest was 11 psf but that's only less than 15 pieces. For refund, u need to talk to your contractor. For the workmanship, at my time, my contractor did not charge extra even with bigger tiles use. I think the cost is 3 psf for laying tiles. Your contractor want to makan u?
  17. Basically, u r doing almost everything, so 70k is about there. Get a contractor, can help to save u some $$. My contractor went into building already and his number is taken by his "secretary"... so dam rude, recently called up to inquire about leveling balcony refused to give me his direct number. I won;t recommend due to his "secretary".
  18. The question you should ask is if u select tiles lower then the allowable value($3.2), will the ID/Contractor return you the difference. I always ask ID/Contractor to use $2.5 psf as a reference when quoting and indicate how big is the area. So if u choose a higher value tile during selection, u know exactly how much to top up.
  19. Since your fiancee is ok, u have most your problem solved. Talk to your parents, selling their house and maybe help you with your COV using their profit(if there is) from the sales of their unit. My parents are staying with me as well, sometimes conflict does happened but u have to be firmed on your call, do not take side, reason things out. It is good to have extras hand to help out in the family. My parents are supervising the helper in taking care of my children.
  20. This is a family issue, need to talk to your parent and wife. Your plan looks good cos u and wife will be owning the property instead of co-own with your parent. Your major concern is : Is your wife ok staying with your family? I doubt your parent will be getting job any sooner with the fact that they have been out of job for few years. Thus, this is going to be a very long stay. Talk to your wife.
  21. Storage space is always an issue, u will find yourself running out of storage space very soon, a common problem faced by many family. Why? Because we simply keep buying things and not doing any house keeping. The key here is to throw or give away things that are not used for a long time. How long? It depends on individual, some 3 months some years...... My case 3 months, not used throw otherwise you will run out of storage space. Same theory applies to wardrobe... But it is difficult to convince my OC to throw.... i will throw secretly.

  24. Got big budget? 1) If got $$$$$$$, do whatever you like, can hacked and lay new ones, can be tiles. 2) If got $$$$$, overlay with parquet. 3) If got $$$, overlay with laminate. 4) If got $, polish will do.
