Yes, it is true that HDB issue permit but only to those they list out in the guidelines, things like demolish wall, awning etc. But void area remains void, no chance at all, so don;t waste your time. My contractor applied for awning permit but got rejected twice cos, the dimension not right. IN fact my contractor had submitted drawing with bigger dimension on the supporting wood block. But HDB said no, must follow guidlines, in the end HDB sent template to me. Use that to apply again and got approved. -

of course by left can. Who's the owner? U or the contractor? If anything happen, HDB will be holding you responsible and your contractor can run anytime. I also want to cover that void area, extending my master bed room but my contractor advice me not too, follow HDB guide lines. -

Who's going to compensate you on the lost of COV? With all the document, especially if u have b&w on lowering down COV and giving away furniture/electrical appliances in exchange for extension stay, go to the press, blow the thing up. So that all will know extension stay is not allowed and any agreement on extension stay is not recognized. Besides, your agent will be in deep deep trouble. The news will pressure the authority to take action on the agent and expedite your case.

Isn't it tell tale sign of trouble? Separated, forced to sell, loan shark etc..... I will not even consider viewing if i have known of any of these issue. You should not pay a single cent to your agent, your agent failed to check up on the seller and advice accordingly. -

Your agent a green horn? On buyers part, please sign the OTP with the presence of all party. Meaning, sellers(husband & wife), buyers(husband & wife), seller's agent and buyer's agent, that's what happened when i bought my resale. -

You said they are around at home, not overseas as mentioned by the agent. So is your agent or seller agent lying? Why don;t u pay seller a visit directly? Clarify your doubts with seller directly. -

Garment has been implementing new rules trying to bring down HDB prices, it might just be good to adopt a wait and see. However, with that kind of rent u r paying, i would say go ahead and buy as long as u have consider all areas. But no personal loan, try borrow from your parent/relatives. -

I'm not in favour of personal loan. Have u consider to put buying on hold till u have enough in your CPF to pay for the 20%. Since both are working, it should be easy to accumulate enough in 2 years time. By then, u should have even more cash for other means, COV, reno, family planning, saving net etc. -

Buyerfish, have your signed any exclusive letter with the said agent? Meaning she will represent u and with how much coms stated on the letter? If no, u can always write in to the company and request discount with your supporting points. Frankly what's your compliant about her, only attitude, best if u have something more concrete? Just to name a few ..... - misrepresentation/miss leading, - did not go through proper procedure? etc, OTP should be signed with all parties present. - Did she use vulgarities on you? Got sms as proof? ...... etc BTW, the 1% com common practice is base on transaction price of the house, meaning val + cov. then + 7%. If u really like the house and can forgive her attitude.... just forget it and move on. If it is me, i will walk.

Aiyo, how come got so many "how"? The question is have u try asking? U never ask how u know? bepgof had put down everything, read carefully his posting, process wise should not be a problem. However, anything could have gone wrong like seller changed mind decided not to sell after signing OTP. Hope u have a good transaction.

Buying private property got "cooling" period for seller? Anyway, willing buyer willing seller = happy for all. Since you have not signed why go through the hassle, i bet it will not be a problemless buy. -
step 1: view house step 2: make offer, accepted step 3: sign OTP, paid 5k to seller with everyone presence. step 4: Bank loan, letter of offer signed, bridging loan. step 5: 1st appt, signed many documents, don't know what also. step 6: With seller consent, get my contractor to take measurement in preparation for reno step 7: last inspection of the house, collect key step 8: 2nd appt, pay up cash part(COV and 5%)

bro, many have pointed out u need to do some homework. Yours is really not too bad, there are people far worst than you, blame it on not being prepared, got played by agent till one forgot name. Look on the bright side, start planning what u want for you home, reno, house warming...etc. Congrats -

It is best u re-schedule 2nd appointment. Call police to help u. No, it is illegal. But most of the agent suggest u collect some $$. Once u completed 2nd appointment, the flat is legally yours. HDB will not help u on this, u have to ask seller to vacant immediately. I think your case is seller tenants. Again this kind of arrangement is illegal. Nothing to claim, call police to help vacant the flat.

hum.... since your(or combine) income exceeded the 8k limit, u can go for bank loan. Besides, now bank loan offers better interest rate than CPF at 2.6%.
