haa haa... the #12 ah nie house not my cup of tea......besides very hot! My is #14 top floor, NS facing so very cooling and can see woodland sometimes JB(if not cloudy) at the balcony! Its a corridoor unit beside the stair! You are at which floor? -

hi armstrong, Seems like you are doing everything for your house! I'm already quoted >30k for 3 bathrooms and kitchen overhual, so it is not suprising to see u spending 50k to re-do everything! Not to forget also building material cost is rising everyday. I will like to visit your place if possible! -
Hi FD1976, You are already contributing to the current flat which makes you no longer eligible for the First timer etc scheme. You can still apply to buy a direct new flat through HDB but subject to a levy on your current flat. 4 rm levy should be around 35k. If you are comfortable with the levy to be paid to HDB then u would have no problem. Otherwise u should consider resale.

You have got a screwed up agent! The OTP needs all owners signature to stand as a valid binding contract! Your agent failed to verify this, you should have a case against your agent! You also have a screwed up lawyer! Your lawyer should validate the OTP before giving you any advice but instead went ahead to send the letter of demand! Since the OTP is void, you might not have a case against the seller! Check with your lawyer! HDB officer also screwed up! They have the detail information of ownership of a property. Before registration, can't they verified that all signature have been signed? Good luck man! Hope everything will be ok for you! -

Possible To Find A Flat With Low Cov?

When i was hunting for my EM, Bukit Batok was the area where i'm seraching about 3 months back! I was looking at 12* where on ave valuation was 450k but the cov was like 90k! We can take loan for the val part, it is the cov that's scaring away alot of buyers. At the moment, the cov part has fallen but the val part went up! Same question too, how to buy >500k val unit? I do the sum and i have to pay >2k monthly installment. Look else where if u can, Jurong west also not bad since the gov has announced development! Future value already factor in for JW HDB, my JW 5I already went up 5% on the 2nd val before the JW development news. I think it will be more now! Luckily i bought my JW EM before the news! -

Thanks! Will be good if u can post some pics to show! Yesterday i was browsing IMM level 3 with my wife! A few IDs attended to me but was only impressed by one! I can tell he is a contractor even before he introduced himself.....cos his hand felt like sand paper! I was impressed not because he is a contractor but he actually help to save my cost, give good advices and ideas to salvage thing that i felt need to change! 45 mins of discussion already save me 3.5k! However, it is still too early to finalise anything....will wait for his quote and see his work before deciding! -

When did u do up your reno? Can pm their contact? You recommend? no? Looking at the company profile, it is a contractor turned ID! I believe with the current market trend and competition, alot of contractor has engaged ID as their in-house ID, but never did i expect that quote is still so high, maybe i'm the one being naive here.......thinking that their qoute should be more attractive given the fact that they have their own factory and workers! Yes, thus far i have engaged those TRANSFORMER for qoutation! Next, i will approach pure ID firm! -

Carpentary cost for kitchen cabinet range from 180 psf to 250 psf(top + bottom), so for 20ft it will be 1800 to 2500! All 3 bedrooms wardrobe range from 190 psf to 250 psf, estimated @ 28 ft will cost around 5320 to 7000! The bedrooms wardrobe is doing alot of damage here! I might consider doing only for the MBR! I think it i will be wiser to get promotion package if there is any on offer from the IDs u like! Another big item for me is the balcony roofing+windows+grill........5k wow wow! -

Hi all, I'm newbie, recently just bought my EM in the resale market. Actually, signed the OTP not long ago and will be expecting to close S&P in about 3 months time. Tot that it will be the right time to search for a contrator/ID. I will be keeping the living/dinning flooring and whole of 2nd level flooring. Will be doing(mandatory) the following: 1) Overhaul bathrooms on level 2. 2) Install only toilet bowl in level 1. 3) Balcony Roofing, casement windows and grill. 4) Change stair railing 5) Overhaul kitchen cabinet and kitchen floor/wall. 6) Painting 7) Polishing of marble flooring on level 1 8) Varnishing of parquet flooring on level 2 Experience EM owners, How much you think i should budget for the above? Any reliable and reasonable price contractor to recommend? Thanks.
