A director? A director needs to borrow 33k from relatives for option fee and needs to take 90% loan? No bank is willing to loan a director 600k, at most only 400k? What kind of director is he?? It is purely a case of "not so big head want to wear a hat bigger than his head". -

Wow.... i felt the same, it is priced on the high side. Besides, i rather buy a normal standard flat, at least i don;t have to hack the "high grade" tiles if it is not of your liking and do up my house according to my theme. Any reference for standard flat pricing? So one can compare premium and standard to decide whether it is worth every cent. -

I'm in the same shoe as you. I'm given one month to move out upon completion of the sales, that is after 2nd appointment and i couldn't get hold of my EM key earlier as seller also on a tight schedule with his reno work. Thus, i have exactly 29 days to reno and leaving day 30th to move in. Some have suggested to rent a place for the time being till reno completes or to move everything to one room(need to coordinate with your contractor to at least complete the work of one room). What i'm going to do is to request that the contractor completes reno work in 29 days but of course without compromising workmanships. If they cannot make it in 29 days, i will move my stuffs into one room and go over to stay with my parent for a week or 2. -

It is better for the contractor to work it out for you in the quotation. Usually, avoid those $2 psf, cos they are outdated, old design. Typically, it will be around the range from $2.40 to $3 psf. Labour cost will be the same for laying homogeneous or ceramic tiles, so i will go for homo tiles. You have to ask your contractor in the event when u have selected tile with a value higher than what specified, who should bear the difference? Say contractor quoted based on 2.50 psf and you selected 3.00 psf, the diff of 0.50 who should bear! -

How much psf you have been qoute? partition board is cheap and is easy to repair if broken! Besides it is unique cos many Em owners will choose WI , stainless steel and tempered glass! Of course, do only if u have the budget and you like it! -

the height should be taller than the railing height! My idea is that the wall will run up(higher than railing height) and bends to join 2nd level platform. -

Simple one will be to change to stainless steel or tempered glass. Or you can build wall(partial) on the stairs and have handle railing. The wall if run up to ceiling will not look nice, u can have it bend at 90 degree and runs to join 2nd level platform. Will see "L" shape at front view. Can have down lights on the wall also. Hope u can visualized. -
Thanks for the suggestion; Moving all things to a room, does it include electrical appliances(washing machine, refrigerator)? I guess will have to lock up the room cos i don;t trust the workers. Will they steal huge appliances if l leave it as is. I can consider moving to my parent's place temporary for a week cos rental very ex nowadays.

Hi all, In a few months, i will collect my key to my resales EM. I'm given one month to move out of my current 5I upon the completion of sales. I need to do up quite a number of things for my EM; 1) Overhaul Kitchen 2) Overhaul 3 bathrooms 3) MBR wardrobe 4) polishing of marble flooring and varnishing of parquet flooring. 5) Roofing at balcony 6) Paint the whole house 7) Some carpentry work at the dinning/living area! I have only 3.5 weeks to do up all the above, the remaining 0.5 week my family to move in! The problem is i have spoken to a few contractors and Ids and they all said need about 6 weeks for the above jobs. Some recommend that they will finish up all the masonry work, painting, polishing/varnishing and washing first so that we can move in and to leave the carpentry and electrical last while we are already in! I believe it will cause some inconvenience to my family but i have to adhere to the tight schedule. Do u think it will work? Will i be going home without electricity???

It depends on who breaks first, buyer or seller? You need to do your home work; 1)is there any potential competition? Any other buyer interested in the property? 2)Is the seller urgent to get rid of the his/her property? 3)Is the last offer make known to you reasonable base on your own judgement? 4)How long have the property been listed in the market? Besides, ask yourself if the property the right one for you where u will go all the way out to buy it? For me i will start off with the last offer price if there is no competition, it is reasonable and the property have been in the market for sometime! Never Never let the seller know u r very keen in buying! -

Good information, thanks for sharing! I'm blessed that i have engaged a good and honest agent to help market my house and source for my EM. Throughout the process, my agent has never asked me to sign commission agreement or exclusive rights agreement with him or any document(except OTP), he said based on trust and should i decide to cancel the whole process, he will bare the cost. Thus far, i'm happy with his services! -
Not trying to throw wet blanket here! Don't think there is a clause where u can trade like that! You booking entitled u to the tampines EM only and should u give up, it will be place for balloting again as it will be unfair to trade with other. Besides, HDB doesn;t lose any $$ putting in back for balloting. If HDB can give in, i don;t see why i can't get my HLE from HDB rather than to take a bank loan!

Hi Armstrong, My currently 5I's balcony is NW facing, at around 2:30 pm onwards, you will feel the heat, it get worse around 3 to 4:30pm and started to cool down from 5pm onwards. Fan is always on from 2:30 to 5pm! The shine comes at 45 degree from the balcony and covers some part of the entrance to the balcony where the living room is. I need to position my furniture to avoid direct sun. The rest of the rooms not affected! Hope the above help! -

Good and bad lah, u can sun tan at the balcony! Cloths dry faster and can see sun set at your MBR, sun rise at the other 2 bed rooms!
