  1. Really a Malay's House. But everything is nicely done up, some more look new. Like many suggested here, paint over the grills will do. I will remove the until door and the kitchen entrance.
  2. Same same, 2 sqm nia, so it is 149 + 2 = 151 Yes, i like brightly lit house, so i will have more lighting point. i think about 2k including wiring and lightings.
  3. Sorry i did not make myself clear. My current 5I is a point unit, u can say it is a corridor unit without corridor windows. I always leave the door open for better ventilation. As for my EM, it is a corridor unit with window and i will leave it open as well. Yes, the seller bought over the recess area extending to the main door. So my area is 151 sqm. Besides, my unit is just beside the stair way, so got a bigger recess area at the stair way to put my children bicycle and others.
  4. It's a corridor unit but i cannot stand closing up all the windows and door. Too stuffy, cannot breath so rather open wide wide and let the QI flow. Btw, my current 5I is a point unit but i leave the door open the moment i wake up. I can say hi to my neighbors.

  9. Sad to read so many problems with agent. I'm blessed with a sincere and honest agent. BTW, if both seller and buyer couldn't agreed with a registration date, i think max is 45 days from day of signing OTP. Your seller probably bought their EM at high time and need that much COV to break even. And with HDB rules, it is not surprising that HDB don't grant loan especially if they r not young. My EM also seller sold at a loss to me, not many seller willing to do that. The JE unit probably will val at around 385k to 400k.

  11. Just to add on, Grills from 7 to 10 pricing are for white powder coated. I'm not sure if u r quote based on WPC. As for window, there are 2 types, casement and sliding. I don't have sliding window pricing as i'm doing casement only but u can take casement pricing as a reference for comparison. Glass should be common, tinted with color. Casement window pricing with green tinted glass, price range from $14.50 to $19 psf. I guess sliding should be $1 to $2 less psf. Always check with your IDs how they arrival in those figures? If u really like that ID, bargain with them see if they can match it or offer something closer. Hope the above help.

  13. Your agent is right about it if there is no contra involved, it will be a lot faster. For my case doing bridging so have to wait for both seller and buyer to submit application together. I sold my March 2008 but till today only completed 1st appt. For rental, usually market rate, unless u want to give them discount.
  14. Got a quote from them also, after revision, didn't go down but went up. Funny part is they simply didn't work within my budget.
  15. U might want to clarify how much psf your ID is charging for the window grills. From my info, it is around 7 to 10 psf depending on contractor or ID quote. $1000, taking 10 psf work out to be 100 sf. I think only the balcony grill is higher but the rest of the window on ave around 4 ft. Ave balcony width is around 12ft, so only 12sf = $120 additional on balcony grills so where are the rest?????

  19. Can't agree more to that. They are always trying to save for u and always trying to work within your budget. As for the quotes, you have to sit down and finalize with them. I think they have revised my quotation for the 4th times and no complaint from them, mostly changes requested by me.
  20. I have contacted Zhi Seng also, i have been liaising with Johnson Lim but also have a few words with the boss Johnson Tan. All i can say is they are friendly and prompt to my call. Besides, most important of all, pricing is within my budget. Carpentry and tiling not bad also.
