Recommendation On Refrigerator
chronograph replied to chronograph's topic in Electronics & Electricals
Thanks for the recommendation. By any chance u know the retail price? -
Hi All, Current Mitsubishi refrigerator is about time and i suspect it could be the cause of high electric bill over the past 4 months, am thinking of changing it. Any recommendation? Power saving is my first priority when choosing. I'm looking at 500l to 600l capacity. Thanks.

Stay Near Parents Grant Rejected
chronograph replied to charlesyeo's topic in Housing Rules, Policies and Procedures
I do agreed with the importance of indicating in the letter parents should be present during the 1st appt for grant. I for sure will not read HDB websites since I'm represented by an agent. Your agent also screw up big time. Write to KBH better than ding dong with HDB. -
Did your agent tell you the 40k resale levy need to be pay by cash? Besides, have your agent consider the rule on half of proceeding goes into buying new house? So many rules there, you better confirmed if you are affected by the above? If so, u got to be careful the cash profit you will be getting for the sales.

Stricter Rules For Prs To Sublet Hdb Flats
chronograph replied to therat's topic in Housing Rules, Policies and Procedures
For those PRs currently owning 2 properties, one private and one HDB, usual practice is to rent out HDB, the rental collected to finance the private. With the new rule, PR can reverse the trend, stay in HDB and rent out private if they are comfortable with higher tax. -
Lost touch of the rules and regulation, you have better check with HDB. What u can do is contra if taking loan from HDB, or private bank name it as bridging loan. That's you have to time your sell and buy very closely so as to allow the fund to return back to CPF for your buying. The contra loan is to help pay for the buying should your sell fund did not return in time to CPF, usually this window is not more than 2 weeks. Never take up another cash loan to pay the 30k.

what's the term and condition? Specially on the part of cancellation initiated by customer.

Tilting door involves a lot of work, hacking is unavoidable, it will damage your flooring and wall holding the door frame when taking down the old door and door frame. Then lay new floor tile(try to find closest matching tile), re-construct door frame, install new door, i think must be fire grade.
-
Good, then go look for another unit and sue the seller.
-
Have you collected the 5k back from the seller? If no, the OTP is contract binding, u can go buy another unit and claim the difference from the seller if u r paying more.
-
This levy has to be paid in cash. That's the reason why i decided to take resale instead. How many years since u sold your 5 room? I also want to know why interest so high.

Will You Purchase...

Since u mentioned FengShui, i did have a friend purchased divorce couple flat and later got audit by FS master The first thing the FS master said is "why buy this unit? It is a Li Wu. Anyone couple staying will end up divorce." My friend didn't even tell the FS master anything about the house. In the end, the FS master help her place something(fs stuffs) and told her to move after 5 years. -

$1.5 psf hacking fee, pricing about 3 years back. Take for example hacking of a toilet, hacking fee differs a lot if hacking on floor alone or floor and wall(wall tiles, 3 full sides & partial 1 side with door). That's why i paid 3k for 2 toilets, washroom and kitchen all with wall tiles. Is your house with a lot of wall tiles? Check with your ID how much is the hacking fee psf? -

i paid 3k hacking/demolition for 2 toilets, washroom, kitchen(complete teared down). So yours on top of the above includes 3 bedrooms, living, dinning, and balcony. I think roughly work out to be that amount. -

roughly about 30k, depending on the material use, can be more. -
My father's block was en-blocked also, the compensation does include evaluation + COV but that was like 6 months or more overdue by the time residents were being informed. HDB do this in Jan, prepare everything, paper work, approval etc..... Aug starts informing affected residents. Thus, the offered price is always below market value like 40k at least. But, the thing is after the announcement, there are many people selling, price shoot up even more.

Who Is Responsible
chronograph replied to des_lee73's topic in HDB New/Resale Flats, Executive Condominiums
If the platform is approved by HDB during the time when it is installed by the seller then it is really up to you(your responsibility) whether to keep it or remove it as your buy the house "As it". If u did not highlight the removing of the platform in the OTP then seller can reject your request.
