  1. Since the buyer had signed & exercised their opt, they are legally binded to the contract. But in this instance whereby the cheque bounced, it can also be interpreted that the buyer had backed out of the contract. So basically, the call will be in the hand of the seller. Seller can say that buyer did not pay the exercise option money as the cheque had bounced & thus forfeit the option fee and find a new buyer or seller can say contract is legally binding and sue buyer to pay the difference should you sell to a new buyer at a lower price. As for the current valuation report, seller can tell buyer only if they pay for current report then you allowed them to do a revaluation. After all, the owner have to be in to allow the valuer to come and take picture of the house. If forever you are not free, forever they won't be able do the valuation also. In most cases, either ur agent or the buyer agent will adsorb this $170++ cost to close the deal. Is relatively a small amount compared to a $300k++ transaction. So is still seller that call the shot in this case.
  2. I'm renovating my 5rm resale flat in Jurong, search high & low for reviews on Aranus Design but couldnt find much updated & useful reviews from users here. So I decided to post my own review on Aranus my ID for my resale flat. Will update phase by phase on the progress of my reno. My reno starting on 16/4 and hopefully it can be completed in end of May. Total cost budgeted for my renovation is abt $40k. Hack and change tiles in living/dinning/kitchen/ 2 toilets. Open new door entrance for study room and hacking service balcony area, carpentry works in kitchen, living room, bedrooms. I approached these few companies for quotation and these were my review on them before I choosen the final ID: 1. Darwin interior- Immediate quotation given, ID very efficient & proactive, but price abit high 2. Chew Interior- Immediate quotation, ID not very keen type, price very high 3. Stile - 3 wks & yet to get quotation, ID is ok, promised to give quotation within 3 days but never give. 4. Homeway Interior - Immediate quotation, ID is knowledgeable, price the lowest, too gd to be true type. 5. Ideal House -3 wks & yet to get quotation, ID is sincere, promised to give quotation within 3 days but never give 6. Aranus Design- Say will give quotation within 2 days and keep her promise, ID is young but sincere & helpful, Price although not the cheapest but is reasonable. In the end, I selected Aranus Design based on these factors: 1. Casetrust & Radac registered 2. Reasonable price 3. My ID is Candy, is sincere, efficient and so far able to deliver what she promised me.
  3. I had high expectation of Ideal House after seeing all the good reviews here in this forum, but after more than 3 weeks of waiting for the quotation, I had already given the ID amiss. On the positive side, the ID who I met appear sincere but guess they must be very busy with many projects on hand or maybe my $40K budget for a 5 rm flat is too little for them. Anyway, those ID who promised to give me a quotation within 2-3 days but couldn't deliver will also likely give me problems if I really do engage them. So i crossed out those who can't even keep simple promises.
