Pretty good idea to "leave a loose end string inside for pulling the wire in future". It surely helps OpenNet during the installation. Argh, I should have thought of that during my renovation.

Congrats! Space! yay, I like space! Surely, the house will be bright and airy. With space, there is a sense of freedom What a friend did to that little area was to erect a glass to fill up the space. Must say, it was beautiful.

I am surprised at the wide range of rugs in Ling Carpet (38 Changi Road). Have gotten quite few pieces from them this year. Personally, I find their prices rather reasonable (hehe, can bargain).

Hehe, cant help it but kaypoh abit with ideas I understand the need for us to save; renovation can be a huge expense. As it is, ejszaka, that little business area can be very cozy. To put a big mirror above the cabinet will definitely makes the area looks bigger. Do work closely with your tilers about the gradient. It is possible but you need to (constantly) highlight it before they take it for granted to lay in their normal ways. I tend to agree with your ID here. Somehow, as I vizualize the bedroom - which is usually not big unfortunately, to have too much colors tend to 'add' clutters in such a small environment. Actually, to add 'a dash of texture or color' can come from your bed sheet, quilt covers, pillow cases. As it is, our bed takes the center-stage in a small room. From the revised 3D, those paintings will add colors to the room too.

First, congratulations and welcome to RT, ejszaka. Impressive design and surely the house will turn out comfy and cozy. I must say that 'business area' kinda look cozy. However, (based on these two pictures) do you need to pass through the wet area before getting to it? If so, it may be a little inconvenient for guests and especially should the wet area is wet - hehe, but this is just me. Regarding the old TV Antennae, somehow many electricians refuse to 'touch' but just leave it as it is. Your ID may be right, though my electrician did mention that many dwellers no longer use it. Wishing you a happy and problem free renovation.

Hi chergaby, I believe the efficiency of the hood also depends on the CFM; the greater it is, there'll be efficient airflow/blow. Honestly, our island hood is a white elephant as we don't cook much nor would we do heavy cooking. As for the washer (washing and dryer), we house it inside a cabinet (as in picture). As our flat is not designed for Singapore Power, we have to build a cabinet to store the gas cylinder (which is just right behind the stove). The length of this cabinet is about 40 cm leaving a space of 70 cm to the window.

I believe it is granite galaxy black (can't recall the exact code for the granite top). Yes, I must say that such top is shiny but it does leave water stains if it is not wiped away.

Hi Shawncck, We use granite for all the vanity top in the common and master toilets. The sinks just 'sit' on top of it as in the picture below: As for our kitchen top, it was (if I remember it correctly) LG solid top. Regards, Reiki

Hi chergaby, We don't do heavy cooking but do some light-heavy frying at times (ikan bilis, peanuts, fish). The island hood is rather effective to ward off smell when frying that. We just have to blast it to the maximum when doing it. On other types of cooking, we do not use the hood at all. Hehe, I must add here that the hood does help to minimize the smell of curry too I guess we are rather fortunate with our kitchen layout. We have two windows within our kitchen - one is in front and another at the side of the stove: In Front of Stove Side of Stove We hardly close the kitchen sliding doors towards the dining and living rooms when cooking. Strangely, even with two windows, there isn't much strong wind that 'blow' the smell into the house. Regards, Reiki

That's how I feel too. Plus, there are many beautiful ornaments one can find in Bangkok at far better (cheaper) prices. Somehow, with the metal weight, it provides 'body' to the curtains. They kinda fall elegantly even when the fabric is not high-end.

Just taking an opportunity here to share about Curtain Shopping in Thailand. Anyway, this is a little bit of a story between duck and chicken between us and the curtain maker. Was away on holidays to Bangkok and, as usual, the most part was shopping. It just happened, this time round, that there was a Home Decor Exhibition at Queen National Convention Center. Decided to look see - in fact, such exhibition looked much the same locally. What caught us was the Big Sign 50% Sale on curtains. Fortunately, we had our curtain measurements logged in our iPhone. That, somehow, gave us the option to make our way to this curtain booth and enquired a possibility for order. The unfortunate part, only one lady out of the few from the booth could speak (very little) english. And, our Thai language is also half-past six. We were surprised that the lady could accomodate us and to deliver our order within four working days (which normally, as she mentioned, took about 2 to 3 weeks). Must say that they had quite a collection and for 380 Bahts (about S$15) per yard (after the discount), we were quite happy to get these curtains. It was rather difficult to communicate during the transaction. Fortunately, with our measurements and drawings, we were able to strike the deal. For a total of about S$185 for four pieces of curtains (inclusive of workmanship), must say that it was a steal. However, what we didn't realize, the price came with the aluminium rails which were delivered to our hotel (together with the curtains). We believed, should we have understood her and not to include the rails, the price could be lower. Overall, the workmanship was impressive. They even ironed the curtains and had metal weight inserted at the bottom of every panels of the curtains! Let the pictures speak now .. How it was bundled and delivered to us in Bangkok: See how it was nicely ironed and also the metal weight inserted at the bottom of the curtains: The curtains in the Living Room: The curtains in the Dining Room: The metal weight really makes the curtain to fall nicely.

We tried to call OpenNet and begged them to waive the charges. They told us that it is possible should it be less than a year from the date of the FOC. The lesson that we learned from here -- Should anyone would want to have fibre broadband and that the house is not wired yet, it is good to go through an ISP. OpenNet currently have a three-months' waiting list. Whereas with a contract subscription with an ISP, installation is much reduced to about two weeks. Yup, we had to pay for the installation

On the contrary, when I was doing my house reno, there was no invitation for the FOC installation. One year after moving in, we received the OpenNet letter but it was kinda too late. Decided not to take up the offer, primarily because it would mean that I have to employ some contractors to open up the false ceiling. You are right with the 'hard to resist' part. Fibre broadband, somehow, has become more affordable and it is hard to resist to ignore its speed potential. Just as in your case (unfortunately for me, I have to pay for the installation) I have recently switch from ADSL to fibre and found myself happier. But, at the expense of visible trucking. Fortunately, OpenNet guys are good. They cater to my needs to minimize cable truckings. Click Here To View The Installation

Wow, the living room really looking very spacious. Nice. Do enjoy the new house, sethho and wife! Very likely, for a case of warped lamination, the carpenter might just 'iron'-out (and literally using a hot iron to do just that). It is better to be firm here - should the problem is really bad (and not just warping), you might want to consider for the whole panel to be replaced.

Interesting idea to have many walls hacked. It will definitely give lots of space. I have a friend hoping to do such thing when she gets her flat. And surely, will get her to follow your renovation here.

Hehe, welcome to the world of (minimum) exposed wirings and trunkings. No lah, I am not the guru on such thing but the credit must really goes to our wonderful ID who had to crack her brain to give us the look that we wanted. BTW, you have expensive taste ah, adidaem with all your furnishings!

Just found out that we have the same house layout. My current place is undergoing the lift upgrading and, thankfully, my unit is not affected with the second main door option. I think, with regards of having an extended housing (extended solid top) for the washing machine, probably it is not feasible. Depending on how the size and how the washing machine is placed, likely it will block (passage towards) the rubbish chute. To have the washing machine placed after the sink, the sink needs to be placed 'forward'. Happy reno, gnipihz.

Hehe, perfectly understand the need to set a right ambience for such business 'home' meetings. Will you be considering having sliding doors? I mean, having these doors to hide behind your kitchen cabinet when open. Here, I am assuming that you would be erecting a tall kitchen cabinet. Oops, I can't help it but getting excited about your reno, mummymantras.

First, welcome to RT, mummymantras. Indeed, I must say that you have cool ideas and a creative knack to make your new house looks warm and cozy. Pictures of your current place speak thousand words. Your 'Lifestyle' idea reminds me of my two friends. One whose place is a showcase of his arts (from entrance to kitchen, dining and toilets) while another refuses to have a TV in the living room (insists that guests are to mingle and not drifted with TV). I am just wondering, perhaps just kaypoh-ing to drop some ideas: 1. Passage way to bedrooms I would rather leave the area without a door. You can still utilize the wall to hang some of your lovely artworks. Have a light shine on them. 2. Washer/Dryer area Again, no door here. Should budget permits, house these items inside a cabinet. It looks 'clean' that way. You still can place something on top of the cabinet and also to hang some artworks above it, on the wall. Basically, the whole idea is to showcase it as an art house that spans throughout the house except the bedrooms. The only consideration would be airconditioning. I am sure you will have a beautiful home, mummymantras. Hehe, and pardon me to kaypoh big time.

Many thanks for the kind compliment, Vision. Yup, our place is rather simple and not sure if it is of a minimalist theme. We want to keep it bright, 'clean' (hence the additional boxing-up to conceal the wires) and 'white' (hence, the wall color and most cabinets). Our objective, during the renovation, was to provide the house with a sense of spaciousness. Regarding the water proofing, we didn't ask for it. It was arranged by our ID.
