I was very pleased with the works done by our general contractors. Their job is basically to remove all wardrobe/cabinets, sanitaryware and plumbing pipes, electrical wires and hacking. When I went down to inspect the house last wednesday - which was the second 'hacking day', most of the jobs were almost completed. Indeed, it was a super fast job and the place was, surprisingly, orderly. There were no debris left in the house and all the sands/cements were neatly stacked for the commencement of the next tasks. Some Pictures: 01. Entrance to Dining and Living Areas (View taken from Kitchen) - We need to ge the contractor to remove all the archs and to level the top entrances (Arrow) 02. Entrance to MBR (View taken from Living/Dining Area) The contractor is to create a new door for Guest Room (Arrow) and to remove the ceiling beam arch. The store room has been removed and to make way for the WiW and Study area. 03. Entrance to MBR Toilet The contractor is to remove the whole wall (Arrow) to make the toilet an open concept. 04. Entrance to Study Area (View taken from MBR) 05. The Stiffener Wall This is the only wall that HDB gives restriction to our hacking application. It would be very silly of us to hack this stiffener wall (Arrow) - which is really small, and pay almost a thousand dollars just to engage a PE to oversee the work. More Pictures: 06. Thanks Starscream. I suggest that you go down to some electrical hardware shops to have a look at it. Think, it is always better to see it 'real'. No, we are hacking away the storeroom. In replacement, we will be having lots of built-in wardrobe and storage cabinets.

At last, we finally got the keys to our house - after 3 and half months of waiting. Hopefully, renovation can start next week or the week after. We appreciate what the previous owner did - the house was clean when it was handed over to us. Some pictures of the house before the modification/renovation: The Main Door We will hack away the wall next to the door and replace it with a glass sliding door. It will also be the entrance to the kitchen. The Dining Area The Walkway/Corridor to the 3 Bedrooms and the Store-room The Balcony The existing MBR Wardrobe We will hack away the wall next to the built-in wardrobe and extend the MBR out to the next room. Ah, have been kinda busy lately. First, to greentea, bluberi and yokine9a: - The MBR kinda looks big on paper - hopefully, it will be big once we start hacking the walls. - Location of flat = Jurong East Update: 01. Technically, I am the owner of the flat wef 9 June. However, since we bought the flat on contra, we need to give the seller a month for them to move out. We are targetting to get the keys, from them, the last week of this month. *Crossing our fingers* 02. We are still finalizing renovation details with our designer. Have bought quite few stuffs to date. As the renovation has not started, most of my renovation updates are only posted in My Current Blog - Reiki Sanctuary. Will start posting of pictures of the renovation here once it is underway. Cheers!

3rm Resale Flat Renovation

In my case, as we want to complete the resale transaction fast, we decided not to get the seller to lodge the complaint. We got him to confirm that there's no moist on the ceiling but just discolouration due to paint. No, you cannot do it yourself cos the house still does not officially belong to you. I did call the branch office to enquire and they cant carry out to inspect cos I have not gotten the keys yet. To permanently solve the problem, the work must start from the upper level. From my understanding, the repair works will be less than $1K. The total cost will be shared .. though, i think the upper floor will pay more. Also, you can approach your MP to get discounts -- haha, i was told this is possible. -
3rm Resale Flat Renovation

Just sharing a little of my experience. When I bought the resale flat, didnt really notice of the yellow marks on the ceiling of the kitchen toilet. It was highlighted by my designer after we went to view the house after the purchase. On our first appointment with HDB, we highlighted this issue. We were told: 01. When the Technical Officer went for the first inspection, his job is to ascertain that there are no structural defects and 'illegal' renovations. Sippage problem is not part of the inspection. 02. As we are not the official owner yet, we need to get the seller [the owner] to attend to the problem. The seller needs to report it with the Branch Office. 03. The Branch Office will make an appointment with the seller and the owner of the unit above. 04. Should there is sippage problem, it will take a couple of weeks. HDB will provide some form of reno subsidy for this specific problem. 05. This will also delay the resale transaction. Guess, it depends whether the seller wants to co-operate on this matter since the flat has been sold. According to our designer, the effective way to rectify sippage problem is to do a primary enforcement - meaning, the unit above must correct the situation. Correcting it on your ceiling [secondary enforcement] without the primary works is only a temporary solution. Hope this helps. -
Yay! Upon checking the HDB status, found out that our resale application has been approved. Hopefully, we can get the keys early June - though HDB estimated the completion date to be in 1st half of June. It makes me wonder whether there are people who managed to get the 2nd appointment 4 weeks from the date of the 1st appointment, rather than the stipulated 6 to 8 weeks?

Hi All, Have been reading, and lurking, this forum since last year. Stumbled upon it and enjoy reading it everyday. Only recently registered and still don't have much courage to post, or even contribute. Guess, it is about time to share my excitement here. Had gone for the 1st appointment on 29 April. Understandably that old HDB blocks are limited to the electrical consumption of air conditioner to 8.5Amp and the condensor not exceeding 80kg. This translates to 1 condensor to maximum 3 blowers. The 4 - 5 blowers consume 11Amp. I am just wondering whether are there hdb dwellers that 'closed one eye' and installed beyond what is allowed? Regards.
