i been looking at DURO brand. still have not buy yet, coz i want to buy the same key for the padlock plus the main door lock. DURO is not cheap though. one padlock alone is $128. the one that can be fixed onto the metal gate type. other brands are alot cheaper. about $75-$80. I saw VANNI brand. but it looks lousy........

if you really cant stand the old wall tiles, then hack it away. Re-plaster again and paint over. these days, wall tiles are passe already. however, re-plaster wall is not that cheap. so u got to weigh this cost. as for that small wall area at the kitchen cabinet, just put up stainless steel or tempered glass will do.

i have posted my findings on ariston and joven somewhere in this forum. i have used both brands and i'm able to give unbiaised comments here. ariston takes longer to heat up and the heat doesnt retained long in the tank. joven is good. it works almost like instant heater. imagine i come home after work, i switched the heater switch on, took off my clothes, take towel and walk into the bathroom. i just open up the water tap, and viola, i got hot water liao. and the water is REALLY hot....... this is joven tank. As for Ariston, its damm slow....... i switched on the heater switch, i brushed my teeth (about 10mins), and step into the shower area, and i still dun get hot water..... i got to suffer for another 10-15mins mins to get the hot water. and the heat in the ariston tank doesnt stay long.... maximum i can tell you is only 4 hours only. As for Joven, i can guarantee that the heat stays for 12 hours. i'm used both brands and i know what i am talking about. both tanks that i used are the same capacity - 25L. the difference is the insulation materials and the tank material used in ariston and joven. joven is using stainless steel tank. ariston is not using stainless steel. they are using some kind of old technology metal that was used on old kettles last time. ariston is made in Vietnam

Ikea quality cant make it lah.... everyone knows that. only can buy small items from them.... not the big items. small items wont last long also but they are usually cheap to throw away easily. Big item spoilt, heartpain and too troublesome to throw away and get new ones. i dun like Ikea pole system coz u notice that they use V-shaped anchors legs to clamp on the poles and screw into the behind walls it looks ugly, and the anchors looks filmsy. wont last long. the pole materials are not good quality. they may not be high grade alumimums. the true pole systems dun have such V-shaped anchor legs i suggest that for WIW, get those good ones like Alumix or something like that. its too ex to buy ikea, then spoilt, then get new ones. u are paying for more installation charges and creating more mess in your home. just get a more durable one, pay a little more now.

its good that u getting toshiba. for 3 room, u can get 2 x 9BTU and 1 x 12BTU. this is already good enough for 3 room. i used to stay in 3 room last time and my hall air con was only 9k BTU, but its already good enough. i got no complaints. dun get too worried abt those piping or insulations. Toshiba is under Carrier company in singapore. so their pipings requirement are already by Carrier company. you are in safe hands.

i'm adding on new suppliers. i have just close deals with 2 other suppliers. Window-Cool and Home2be Window-Cool. They deal in window films. and later i realised they also do all sorts of blinds and curtains. Met up with the salesguy. he came to my home to see my windows. really a cool guy. humble and attentive. totally non pushy guy. leave all decisions to me. coz he's nice and humble guy, i decided to close on the spot. Window film brand in Llumar. i think it's among the best brand around. Even 3M films are made by Llumar. kind of OEM for 3M. Llumar are in this film biz for 50 over years liao They do blinds as well. and price is cheap. $5 psqft. see thru and non see thru. Japan system 1 year warranty. the samples are nice! exactly same as other makers. i suspect all materials come from same factory. Those who wants to do blinds or curtain, talk to Window-Cool first. They are more professional than those markers coz they will talk to you abt heat reduction and IR, solar heat........ they deal with commercial projects/buildings, so i'm sure their skills and experience are better than that those small shops or JB makers. this supplier is highly recommended by me. Workmanship not seen yet. i will update here after the installation. so i order for my 5 room windows: Films + roller blinds $1200. all in. note that my windows are bigger than normal ones. Roller blinds are charged as $140 per panel ($5 psqft), based on my windows sizes. Home2be in Henderson outlet - Bought high gloss white dining table. something that will fit into my home theme. comes with 2 high gloss white bench and 2 sitting PU leather wrap white chairs. $840 supposed to be delivered next week. i will update here after i see the installation and end products. Sales guy also non pushy. pretty honest with pricing and waive GST and delivery. For those looking for some furniture, Home2be is having this weekend.

er, its common among shops. the most impt thing is you must know the market price of that particular light that u like. in Extreme Lighting, u sure can buy it cheaper than the price tat is selling outside. that's make the difference and another most impt is that this shop doesnt play u out by giving u spolit lights or bulbs and commit to delivery timing...... -
I must met up with Window-Cool today. they do films, all blinds and curtains. their price is cheap roller blinds $5 psq. japan system. 1 year guarantee. regardless of see thru or black out. i close the deal with them for films + roller blinds

check Extreme Lighting out. they are at Balestier Road. small shop thoughm, but i'm sure u will find something there. price is very resonable. just got to bargain. just remember that the displayed prices are all false. the actual price they sell to you is alot lower than wat u see. can be as much as 40% discount. and remember NEVER GO WITH YOUR CONTRACTOR OR ID....... -

my lobang is from my contractor. he just asked me to source the outside price first and tell him. then he just get his own lobang to quote slightly cheaper price. pls note that i bought the air con in somewhere in March 08. Price may cost more now. i dunno. I did called up Hong Tai and a couple more air con shops that are supposed to be highly recommended and went down to Gain City. all price are about the same. only 100-200 bucks difference. and i dun need the steel bracket. and Toshiba is cold and quiet. I dunno why some ppl here say its noisy. which part is noisy? when the compressor is working. i open my window that is above the compressor and i cant even hear any sound from it. i thought it stopped working. Go for Toshiba!!! Local agent is Carrier company. Will never go wrong with Toshiba. and its made in japan. some other 'famous' brands are made in thailand, malaysia and whatever places. even Gain City encourage Toshiba. even told me not to get Mit. -

i can tell you that air con prices are all about the same in the market. u wont get alot cheaper from certain shops. the most, u can bargain 100-200 bucks off. price is somehow controlled. mine is toshiba, 2 x 12BTU and 1 x 9BTU costs me $2900, using class 1. dun bother about the what ppl say about the black rubber tubes. For Toshiba, they use what Carrier company is providing, which is good enough. no need to crack yr head and bother about it. -
Lowest watt is 10W, as far as i know. no 5W downlight. as for you, you are doing something good, to use 23W bulb and using only one bulb each time. i think alot of ppl got the wrong concept. i see so many of us putting L box or false ceiling and installing 10 over bulbs. the only good thing about using downlights is that the light covers all areas and covers of the room. no dark shadow or corners, as compared to those normal ceiling lights. it's no better energy saving at all. it eats up more electricity than a normal ceiling light, if 4-6 bulbs are switched each time. and the owner will be scratching his head each time he sees the PUB bill.

get inverter then because u are only using 1 or 2 unit at the same time. Inverter is the best in this usage pattern. and get Toshiba because it's made in japan. and local agent is Carrier company itself. so can never go wrong with Toshiba. pls dun buy Mit.... stupid ppl paying for Jack Neo's advert. and once the removable cleaning parts break or spoilt, the whole unit cannot be used. it will cost hundred of $$ to replace that part. -
yeah, alot of ppl get fooled by marketing gimminks and wrong info given. for example, one of the forum user posted his living hall in this thread, with all the downlights switched on.... that's not energy saving!!! how many bulbs are there in the pic already? 8 or 10 bulbs already.... and that's how many watts used? 120W-150W!!!! it's better that he just fixed one simple uncle lamp in the hall and used it.

we need to be careful here about using energy saving bulbs. most of us like to do false ceiling and install 10-15 such bulbs. and we have the habit of switching many bulbs at the same time imagine one bulb is 10W-15W. if u switch on just 6 bulbs. that's how many watts already? 60W-90W total. so isn't it higher than using a normal 60W flourecent lamp? so what energy saving are we talking abt? in order to really SAVE energy we need to use lesser wattage each time. it is only energy saving if we use just one 10-15W bulb each time. But in the hall, do you think u will use just 1 bulb? so, let's not get caught in the wrong concept.

if u can, get Joven. how many family members u have in yr home? average family size, 25L can already...... no need 30 or 35L. Joven is really good. heat up real fast (like instant heater) and keeps the water hot after a whole day!! ariston is really no good i have used ariston before and now using Joven. So i'm able to compare both on same platform. 25L is enough for 4 ppl in a family.

Beslgas is the best kind of toilet u can ever find. I'm using the casement door for the toilet. alum frame, soild/heavy feel and the door close with no sound. they put rubber lining all round the frame. but its not cheap. well, good things dun come cheap. and cheap things are not good things. casement door will cost $420 (w/o the frame). Add frame will be extra about $160 but i got special deal for myself thru contractor

Cellini's quality is definitely better than most of other shops you had seen. I didnt buy anything from them, but went there to see see. The quality comes with a higher price of course. better than whatever Beng Tuan, Silver River, Mesin etc etc

u can challenge with contractor by asking him to show u a home where the top is same as bottom. no one will make top and bottom same length. tell him to use his backside to think, already will have the answer liao. Anyway, u only got last 10% of payment. The contractor is more willing to forsake this 10% than to re-do for u FOC. 10% left is not much $$. To re-do FOC, it will cost more than this 10%. So be prepared for this.

u can put the washing machine in bathroom. But it is only u are staying in older homes, where size is bigger. New flats' sizes are pathetic. i have seen ppl putting washing machine in toilets. they are all staying in older homes, average about 15 yrs and older. even with bigger bathrooms, i see that after putting the washing machine inside, it makes the whole bathroom look rather unpleasant.
