the brand sold to me is MOBILE. I think its just a very normal brand. nothing special abt it. if u want good ones, buy YALE brand. But i saw YALE is selling for $100+ from HOME FIX shop. For me, normal brand can already. at end of day, all handles or surfaces of any brands will tarnish over time due to wear/tear, exposure to sunlights etc. then its time to change liao. For quality wise, YALE is not much better. My parents' home door is using YALE. Over time of using it, it deteoriates as well. -

Change to new ones lah..... ask the contractor to change all for you. maybe he will charge you about $300 - 400 for it, but it's worth it. brand new ones. if still want to save $$, then varnish it. Dun paint it. Paint looks cheapo. -

yeah, ppl who buy never find out properly about bad points of rain showers. they just buy...... its those shops that i went to, they advised me not to get coz of these bad points. Looks nice only. how to find out whether strong or weak pressure? test out the water taps first la when u have the keys la. but u wont really know whether pressure is strong enough or not, until u buy the rain shower and try it. the worst thing is it's wasting alot of water. this is bad. -

advise is not to use those rain showers...... first - waste water. second - if yr home water pressure is not strong enough, it will become like urine dripping down. third - in future if the rain shower is spoilt, no repair. you got to change the whole thing. not worth having this. -
Hi, anyone knows about having window films? I'm talking about good ones which can reject alot of heat. Any lobang? The one i can think of is 3M brands. I'm thinking of fixing films on my home windows........

Laundry System Here's what i bought from Home Niche. 6 poles, stainless steel. $398 all in. better than other competitors. Home Niche's shop looks alot professional and proper. I went to another company in Jln Peminpin.... walao... its only a small warehouse with lots of stuff lying around...... dun feel good about that company. Looks more like a 'bucketshop'.

u cannot have concealed wiring if it never comes with the flat. so dun expect contractors to do miracles.

Buy Legrand one.... they got 4 gang rocker, exactly the same as the pic posted by the 'h4happy'. Get it from Choo Chiang. Confirm got sell. and its cheap!!!

i think the minimum option is $500..... cant remember liao.... but just pay the whatever minimum sum. if the selling agent is competent and sincere, then its ok to work with agent. make sure that agent knows alot about all requirements for bankrupancies selling houses. You are depending alot on the agent on the resale transactions. one slip up by the agent, the transaction will be delayed. about loansharks and creditors, you got to 'visit' the unit almost everyday at different timings to check for wall writings or posters or nasty stuff. go on weekdays and weekends, at different timings.... morning, afternoon and midnights....... just walk around the block or the floor level to see. if walls are clean, no nasty stuff on the door or gate, then its quite safe..... if you are really keen to buy over, then these are the things you need to do........ the tenancy agreement should not be a problem. you are paying them rent to move in earlier, right? then its ok. its only when u need them to pay you $$, then you start to worry........

i bought my unit without agent. seller got agent, but i dun have. and the selling agent tries to "extort" commission from me. i told him to fly kite. and i very 'kan'. i signed the resales forms, paid the option fees, and then tell agent to fly kite abt the commision. its his fault that he didnt tell me early that he's charging me commissions. its only after excersing the option 2 weeks later then he tell me. its too late for him to ask liao. stupid agent, bird brains. and he got no right to cancel the transaction coz he's just an agent, not the house owner. -
this is a good point from applefreak about the option fee. maybe get the selling agent to commit in B/W that all deposits are 100% refundable in any case the transaction cannot go thru due to any reasons. since everyone knows that the seller is a bankrupt, then its better to play safe. There are alot of possibilites that the transaction may not go thru due to many reasons. So just be open abt it and discuss with all parties.

it may be a complicated transaction, but not for you. it will be for the seller. and as for you, the handover period could be longer coz HDB may take longer to process the resale transaction. and there may be a risk of HDB not allowing the resale to be approved due to bankruptcy issues; for example the seller owes $$ to HDB or CPF or IRAS. I ever experience something like this before with my buyer recently. The buyer was selling his flat and buying my flat. But he owes $$ to CPF last time and has not clear this debt yet for many years. So HDB stops our resale transactions and delay the whole thing. its only after 1-2 months of negotiations between the buyer and HDB, that HDB allows buyer to sell and buy. normally resales transaction takes about 2-3 months to complete. my case, it took 6 months to complete it!! So, i kena delayed in my selling flat to the buyer. All parties got delayed. The buyer was apologetic about this whole thing. another thing is loansharks. who knows whether seller got borrow from loansharks or not? or maybe some other creditors who may turn up at doorsteps when u move in..........

hi i bought this hanger from Home Niche. 6 pole for $398. all in good deal coz its 6 poles, while other competitors give only 5 poles. all stainless steel and installation is fuss free. you should go down to the shop and let them explain to you the demo set there. you will love it!!! its at Jln Kilang, Bt Merah

ok, i got the latest news. i just went to Shanghai Tong Lee to buy the lockset for main door. Cost $60. Cheap...... this is the standard HDB one that you see. bronze curve handle. so u better go there to buy it. actually can DIY. But i'm getting contractor to fix FOC. -
no lah.... its $80 for each pulling new wire/new point. so if you need to create 5 new points/new wire, its $400. This one, you can bargain with ID.

yup, its those 2 point sockets. my contractor say to fix up single socket, not worth it. Better to have 2 point sockets. Gang switch is referred to the light switches, where you on/off room lights. Confront yr ID on his charges..... its really unreasonable. And be careful of the pulling new wires charges/creating brand new points. Your ID can charge you alot for this. i pay $80 for this.

I think your ID is trying to con you. and please dun feel shy about confronting yr ID about this. There is a BIG difference in $$ for you. my contractor only charge me $15 per double point, using this Legrand switch If i buy myself, he only charge me $10 for labour. See how much $$ difference? My entire 5 room unit, do all wirings and changing of points and fixing of new lightings and pulling new wires, only costs me $680. i suggest you get a seperate electrician to do for you. And please double check on your other parts of renovation costing. Your ID is chopping you already for the entire renovation.......

Basically, i dun trust those IDs..... you mention about ID shops below HDB.... those are the worst kind.... just look at those ppl in the ID shops.... they look more like young Ah Bengs to me.... i cant imagine they can be knowledgable in interior designs, creative ideas and technical construction details. the best is go for contractors and look for those experienced ones (Uncle type). You must have some ideas of your own about the renovation and tell contractors what u want. i will PM you my contractor. He is currently doing my home, and i dun earn anything from recommending.

rubbish.... everyday use, no need to use granite lah. then last time, when there were no such thing as granite, ppl use what? and remember, last time ppl cooked even much more for even bigger families than ppl these days. yr ID is conning you again. just go for solid surface, is more than enough. last time, i was only using postform top, white colour, i cook every now and then for 6 long years. when i selling my home, buyers thought that no one ever stayed in my home at all, because kitchen top looked so chean and white!!! its all about maintainance. and i dun even take special care of it. i just wipe off normally with damp cloth and some dish washing detergent. unless yr ID is quoting you the same price for either solid top and granite, and his price is market standard, then maybe u can consider granite. if he charging you higher for granite, ask him to jump down
