  1. The BHG small leh, not fun to shop. But still better than nothing lar, at least the mall got quite a no. of small small shops.
  2. If don't take up the replacement, buy a resale in Clementi will have to pay high COV. Me also prefer our current location, only 1 min walk to mrt station, no need to cross road and most important there's fewer traffic and not much noise. The new location is near to Ave 6, most of the time heavy vehicles will jam this road leading to AYE. It's also just opposite the new bus interchange, all the buses coming in out of the interchange have to bypass our flats. Since our current location is better, a higher compensation isit more reasonable...so can offset the high selling price of the new flats. The rental here also higher comparing to the blocks there. Last year my former foreign neighbour shifted over to blk 438 to rent a unit there, cos they say it's cheaper there. Yesterday, I saw one house from your block changing a new set of windows. Wonder why they still do it now.
  3. ya, 85sqm is like a 4rm mickey mouse unit. I've to take bank loan for my replacement flat cos i downgraded from a 5rm to current 3rm. The HDB officer told me that the replacement flat must follow our current type of loan. If current is bank loan, the replacement flat must also take bank loan. Even there's no more outstanding loan. Last year HDB changed the policy, those who downgrade their flat can take a HDB loan, but i'm still not entitled to get my 2nd HDB loan. Cos i downgraded before the new policy. U staying at which block? I'm at 322.
  4. My current is 3rm. I hope to get a 4rm, as got 2 kids. If i choose 85sqm, mayb can stay higher floor. If choose 92sqm, max i think 10+ floor. Too exp liao.. Then at the SERS exhibition, the HDB officer confirmed that i not able to get a HDB loan. Even though i've only took up HDB loan once. Bank loan need 5% CASH downpayment. That's a lot for a 400k+ flat.

  6. Don't have that option leh. Our option 2: You can incorporate $30k of the Premium as part of the selling price of the replacement flat. The balance can be deferred without interest, till you sell or transfer your replacement flat. If i choose this option and discounted 4rm flat selling price is $438K. The calculation: Premium($438K x 20%=$87.6k), $87.6K - $30K =$57.6K. I still need to pay $57.7k if i sell my replacement flat next time. My resale levy only 45k. Nuts to choose this option! I really don't understand this option, need to check with the HDB officer to explain is this how it works. The kitchen is really small hor. I think I cant choose 85sqm liao, else it will be really tiny.
  7. Just now I went up to the new point block at Clementi Mall and one unit is doing renovation, the worker let me in to take a look, but he's not sure of the size of the unit. Anyone can tell me the unit on the left, facing the mrt station, is it a 85sqm 4rooms? I'm like to know the size of that unit. So that I can decide which size to choose from when my turn comes. I noticed that the household shelter door is inside the kitchen, think it's a better design. If it's at the living room may need to spend money to cover up the door.
  8. It will not be cheaper for me if I select opt 2, my resale price 2yrs plus ago was $300k. So I only left with option 3, which is to pay the market price.

  10. Ya lor, it's really very very very the expensive. i don't even get the 30k discount. Me sold a subsidy flat before and need to pay the resale levy. The 30k to be used to offset the levy..

  12. Hi all, I have callup HDB to check. The valuation report must be valid only on the date when submitting the resale application. So if 1st appointment is not within the 3months period, doesnt matter
  13. ya, i will call hdb tomor again to confirm. This morning tried calling them, but the answering machine kept asking me to hold on the phone cos all helpdesk operators are engaged on the line. Thanks for all ur prompt replies.
  14. oh i have to applied to withdraw my cpf before 1st appointment. I dunno abt this. My 2nd appointment of selling of my flat shd be around June. So i have to fix my buying of flat 1st appointment 2weeks after so as to wait for my sale procedds to go back into my cpf a/c. The valuation report of my sellers may be expired by then. Cos they have done the valuation in March.
  15. If like dat, then definitely must be valid until 1st appointment? Cos we need the valuation report as we are withdrawing CPF savings for the flat purchase. And the withdrawing of cpf savings only after 1st appointment...
  16. Hi, I understand that the Valuation report is valid for 3 months. But the 3months is count until our 1st appointment or by the time we submit our resale application to hdb. What if the valuation report is valid at the time we sign the otp and submit resale apllication, but the 1st appointment we scheduled is not within the 3 months valid period.
  17. Actually i personally dun think that living in 3rd floor(or low floor) the noise level will be higher than those living on 13th floor. Cos i live in 13th floor now, i can clearly hear people talking in the carpark at the ground floor. The funeral wake noise is equally high at 13th floor, compared to last time i stay on the 3rd floor in my mom house. Then last year, the primary school beside my flat was demolising, i find that the noise level is higher when i came out of the lift on my 13th floor, compare to when i am at the ground floor waiting for the lift. So sometimes I suspect that the noise travel upwards. So the higher u live the louder the noise. But this is only my suspection. I did not stay at 40th floor before. Maybe so high up there, there will have zero noise coming from downstairs..
  18. Does anyone know what is the meaning of 'Contra'? I saw some advertise that they selling their flats, and they put down 'can contra'. What does that means? What are the benefits for doing contra in selling and buying of flats? Thanks
  19. Thanks for all your replies Actually what i want to know is whether the OTP can be submitted within the 14days. Means that I signed the OTP on 10March and exercise on the same day. Can the agent submit the OTP to HDB on 10March also.
  20. Hi, does any one know, after i have signed to exercise the Option to purchase(OTP). Does the agent need to wait for 14days before submitting it to HDB, or can submit immediately. I have sign on the OTP and exercise the OTP on same day.
