Call up more agents to visit similar houses at the area immediately, my understanding is that valuation can be based on the street name - so same housing type same area (same age too) should hold about same value. You want to see the real and valid valuation report of these other houses.. but Lunar New Year is approaching not sure when you can get to do this. In this current market, I do not think doing the report again will increase the value at all, it might even decrease it so it is a calculated RISK you have to take. You could agree with Valuation (regardless of new value) + a certain fee. In this way, if the valuation drops, you stand to earn and vice-versa. If you take this new agreement with the seller, get it signed, chopped and written (get your agent to do some real work for once!) to protect your own interests. Good luck!

Do check all your hoses and parts, we had this problem before, what we did was to seal up the side air outlet (kindda hard to explain - you have that?) at the side of the cistern and the situation did improved. I suspect it has something to do with pressure.. though I'm not really sure myself
  6. Hi Maverick. Since you are buying many household electrical items, why not consider those bundles, e.g. Samsung which gives out freebies like washing machine, dvd system when you purchase a big TV etc. It's a learning process and just pray hard you land yourself a good team for your house reno

  10. I doubt the "life-time" warranty applies to the entire ceiling fan. I was told only the motor is covered and it probably comes with a chunk of terms and conditions. Another shop in Balestier once told me "life-time" means "10-years" for the motor warranty coverage.
  11. Talking about that basin, I think it is okay. I was thinking we should buy what we use and use what we buy, and not aim for that perfect ten all the time. A house is for our own use and stay after all. It is the people in the house that make it a home, not the fixtures or the accessories.. Then again, you only live once! haha
  12. Is there an adjustable mechanism within the cistern? Raise it to bring up the amount of water level stored when at full capacity.

  20. Suggest you read up some more, never rush into signing a contract for reno works too early in the home buying process. IMHO: For myself, I would look at my REAL budget and look for a suitably well renovated or less renovated house depending on my finances and deco preference. That being easier said than done because sometimes we buy the house based on other factors instead and don't always act rationally.
  21. I suppose there are wireless door chimes? Just that you got to replace them batteries often?
