  1. Yeah, seen too many "not-so-serious" sellers these days. All hovering the sky like eagles ready to carrot weak preys with their coyote agents. My encounter was a level 2 EM, reno 1.5 years ago, 100k spent on reno, val 620k, ask 750k nego. I was wondering when are we suppose to pay 100% back for used items~!
  2. Sorry guys, i'm new in resale application. I am concerned. No receipt given upon payment of deposit? As mentioned above: Before the first appointment Either buyer OR seller may submit a written request to HDB to cancel the registered resale application Whats the consumers right does the buyer has? I'm concerned as i m gonna find a resale soon.

  5. Hi GPP to clarify further on my 1st question.. Lets say i m shortlisting this period 7 resale HDB unit (builted before 4 feb 2004) which has auspicious stars in period 7 for its main door location/palace/gong. However in period 8, auspicious stars hv left the current main door location. Base on my understanding /due to building structure restriction, even with major renovation internally. The location of the main door for any HDB resale/new cannot be shift to anywhere. Therefore, wld it b more advisable to select/evaluate a period 7 house with its main door builted on "ideal" palace/location that suit in period 8. As u mentioned above, QI KOU, which is usually the main door will be the main emphasis for me during my flat hunting. Thanks in advance GPP
  6. Thanks GPP, So there is 2 schools of thought on period luck. In that case, wld it be adviseable to evaluate/select a house base on current period 8? This is esp on its main door cos whatever reno we plan, its impossible to alter the main door rite? Also, when it comes to FS audit. Does a gd FSM carry out his/her audition base on the facing of the unit or facing of the blk. This was asked b'cos i cant really differential the facing of HDB blks esp base on our current new flat design ( neither no main entrance nor any 5 element design, namely metal, wood, water and earth).
  7. hi GPP, Been reading some book n info fm internet. Some opinion needed on the period luck of a house; 1) What does period luck refers to? Year built or year being occupied? 2) If the resale flat i m evaluating is a period 7 (up to Feb 4, 2004), does it mean that the 20-years luck cycle for period 7 house will end? What about the following years? Does period 8 influence the luck of the occupants of the period 7 house each year? Thanks in advance.

  9. Understood what u meant and concern GPP... As i wld like to shift to a bigger place in near future, a Feng Shui audit will b a must for me by then. Therefore, i wld put an FS auditing on hold for my current plc and for that, is also why i m pretty concern now on getting a rite location with the rite direction for my future plc. Hopefully by then i wld give ur master a call soon

  11. Alrite.. thanks GPP, RIC n happy.. Back to an old question i've asked prev; how abt when viewing and selection of a house? Does it mean when one select a house direction base on the person (sole bread winner) who bought the house or a general consideration of the immediate family members who r going to stay together? Cos base on the ba yun/ba zai, i realised my wife to b, mum, 2 sliblings and myself all share the same 4 GOOD directions expect for my dad (who is on the opposite directions as compare to us). Also base on my current unit direction, our masterbed rm is at 1 of the BAD direction for my dad and his health deteriorated greatly ever since we shifted in. My dad is the main applicant for this current unit who sleeps at the masterbed room. So when i select (as main applicant) a next bigger unit to reside all my current family members n wife to be. Does it gonna hurt my dad health further??
  12. hi GPP n RIC.. Recently i've been to one showflat and saw one of the common toilet designed with a larger entry width/door. This idea is to accomodate household with elderly so that a wheel chair cld b push in. But in terms of Feng Shui context, is this widening of toilet doors width a no-go condition??

  17. Hi GPP, Jus back track and does another read up again on this thread. Think most of us cant afford to hire FSM to follow us thru all house hunting/site surveying before deciding one. Therefore, I wonder how does one choose a house with FS that suits him/her (base one ones ba zi??). ?? It seem a myth then when some FSM recommend "certain direction/certain part of sg" base on one ba zi without actual "internal and external" site FS auditing?
  18. I agreed with zirhk3355. Do ur homework wisely as it involve with our pockets and time. There will be a resale seminar organise by HDB conducted in mandarin on 18 jul 2009 and english on 1st aug 2009. I've already signed up for the one on 1st aug and hopefully, i wld be able to waive and save abit when buying my next place without a agent.

  22. hi GPP, Thanks for sharing n for once i really thought u r a old grand papa. Just into ur mid thirties, u r few years apart fm me. Well, i always tot FS is a interesting subject which involves only bits of science n logical sense but i guess now it needs alot of understanding n proper teaching fm it. Interestingly, as i m into my early thirties and i hv reached a stage where i'm bottle-neck (ping-jing) on my future direction. So i decided to go for zi wei dou shu reading upon a recommendation of a frd who insisted this lady FS shi fu wld not force me into buying any symbolic stuff at her shop. So busy this FS shi fu is, my appointment will be scheduled in coming aug and hopefully there wld b some enlightenment then n opens my world in FENG SHUI. In the meantime GPP, i do enjoy reading ur write up n once again thanks for sharing.~!

Hmmm sorry to put it so bluntly.. what i mean is from HDB resale transaction how can i know which one is EA or EM transaction.. they shld make it easier like some property marketing website does. i cant help it but to trust ur taste apple.. aint too sure whether i ask u before but do classic does only kitchen capentry as their names implies?
  24. Hi all EM owners, Currently looking at all options to upgrade which includes EM. Realise there is a WC in most kitchen. Any one hv any idea the wet area can b expand to include a shower area? HDB approved? thanks in advance
  25. EA is part of my upgrade options cos parents stay in with me.. but seem like HDB resale transaction cant differential EA or EM.. keen in tampines..
