  3. Hihi Lucidacid, Mind sharing J&E contacts? Can you share your exp while dealing with contractors especially with your selected ones. Do they itemilise your quotation to U and how long did they took to provide ur 3D? My wife's frd share her own exp where Most wld say no prob n yes to everything but end up they over promise n under quote which swell up later with add ons. How diff is J&E when compare to ID?

  10. Apologies for my wrong again, I am refering to mortgage insurance rather than mortgage loan. I'd heard from my colleague abt this mortgage insurance for his condo purchase. Anyway, he had just did another refinance after surpass his lock in period, an astonishing 0.78% interest rate for his 1st year.. for detail I will need to enquire more...
  11. To clear or to loan more, that's interesting.. While I'm still waiting for the right time and right price to do an upgrade HDB or condo. Now I ponder to clear my current outstanding loan or "park" my extra cash in OA. A very informative exchange of views among 2 side of parties . Actually I was more for a longer tenure but after bepgof detailed table illustration I may think otherwise.   13. Hi guys, Just out of curiousity, any additional cost or lawyer fee incurred for refinancing in the 3 year onwards? Always thought HDB loan is the safest bet but bank interest rate is always a drooling factor.. Any mortgage insurance on the market like CPF HPS?
  14. Thanks for the reply. Some typo in my earlier reply as I am putting my stand as a SELLER who has, let say, "gave" an exclusive right to a agent but yet later agree privately with the BUYER as suggest in point 4. Violation right? Which therefore bound some restriction...

  17. Other than comm hope u have discussed with him on your doubts and expectations. CEA has stated that all estate agents will be certified and register with them from 1st jan 2011 for public reference. As on 15 nov 2010; Commencement of Estate Agents (Estate Agency Work) Regulations 2010 except the display of estate agent's card requirement. And as per Estate Agents (Estate Agency Work) Regulations 2010 3 The EAW will prohibit dual representation by salespersons (i.e. no salesperson is allowed to act for both buyer & seller or landlord & tenant in any property transaction), and prohibit estate agents and salespersons from handling cash in certain transactions or referring their clients to any moneylender. The EAW also contains responsibilities for estate agents. For instance, it stipulates guidelines regarding advertisements and requires estate agents to have systems and processes for the management and supervision of their business and salespersons. Estates agents are also required to have a proper complaints handling system. These provisions of the EAW will take effect from 15 November 2010 onwards. Anyway, hope everything will be smooth sailing for u.
  18. A gd pointer by bepgof. Personally, I've encountered one "old bird" agent who told me that it was a "standard practises" for his estate company/industry to seek on his behalf for commission payment in the mist of resale transaction. BUT, he will kindly wait for the the whole process to end and asked us to ignore his company letters. Salesman talk i know, but a goodwill gesture to reckon. However, due to personal reasons my association with him ended as I gave up on the unit he represents. Still, i gave him a small ang bao and paid for my valuation report as my intention then was to get him to contra my unit with his sellers. Again, reinstate clearly your intentions and doubts before signing anything. And of cos, even though u like the unit, do not rush to sign anything. Btw, are u aware that after 15 nov, sellers agent are not suppose to demand commission from buyers without agents? However, a predetermined amount could be agree between both parties if buyer is willingly to let the seller agent to handle their paper work.

As per ST money yest, Borrowing limit in HK now is: Loan-To-Value limit - 50% for investment properties For owner occupiers - 70% if home costs less than HK$8m (S$1.3m) - 60% if home is in the range of HK$8m-12m - 50% if home is more than HK$12M On a side note, I wonder how does the HK govt differential who is the speculator or home occupier? Ours is by number of loan. Looks like our govt is welcoming cai shen ye to town this xmas.

  21. My practitioner said the same stuff in fearing of applications falling into the wrong hands. However, they did emphasis that if a person is willing the seek and the door wld not be close to anyone. Do not fear to seek as u are not the only floating aimlessly. I believe fate will bring the right mentor to you if your intent is good.

Well I do agree that sometimes if one has a pocket deep enough to pay "school-fees/kopi session" it wld be nice to build up the rapport between each or attend some course to enhance self knowledge. But finding the right mentor (人运/fate) who is willing to share and be challenge would be the hardest esp in this industry. Lineage seem to be controlling and restrict the growth of this ancient science.
  25. Hmmm... lets get a little more practical then; After a few rounds of yearly audit, have u "feel" the effect of its effectiveness? Also, it should be obvious or atleast would be "practical" if your FS master bother to review your present and past years audit. Practically and ethnically I think he should. Best "oil" well should be discover in the 1st place or very 1st audit as accord to your bazi, isnt it? Pardon me as I m still skeptical abt yearly audit.
