  1. When there is only 1 agent, this guy usually is representing the seller, so the seller will pay 2% commission to him, whilst buyer will pay 1% if the resale transaction is completed. When there are 2 agents, usually one of them will represent the seller whilst the other guy will represent the buyer. Some people like to engaged agents when buying houses so that they can help to source for suitable houses. In this case, when the transaction is done, seller and buyer will pay 2% comm to their respective agents. They need not have to pay other parties' agent. We called this a "contra" deal. This is what the current market is practising, which I find it stupid
  2. I reckon you already have something in mind what reno work you want to do for your house. Qtns that you can ask are warranty like, country made, $$ per sq feet, how to maintenance etc. For tiles, to me it is pretty straight forward, either matt or shine surface. Matt surface gets dirty easily, need to scratch like mad But shine surface might be slippery when floor is wet. Anyway, I chose matt but pretty smooth surface for my kitchen floor. Just go for those designs and patterns that you like as long as its pricing is within your budget. If you decided to go for laminate flooring, Pergo, Kronotex and Supreme are the common brands offered by IDs. They all have their selling points. No worries, you can always post qtns here when you have doubts. Good luck
  3. If you want to save some $$, can keep the tiles and wall tiles done by HDB. As for the laminate flooring in my bedrooms, I don't see there will be any problem in the long run. As long as I try to avoid too much water when mopping it. I like the cozy feeling my bedrooms is giving me Having laminate flooring is really different from having tiles flooring

Yes, my reno completed n I have moved in...Coming to 3rd week liao...Don't start a t-blog on my reno work cos very lazy...Also no broadband at home lor Energy saving is true, but buy good brands like Osram or Philips... I am using all energy saving light bulb in my house...No problem with them..Very bright Actually, you no need to change to screw-in type...Plug-in type of energy saving light bulbs are very common too...Osram has a wide range of plug-in light bulbs.

  6. Hi all, thanks for all the comments given. I took out the plastic cover and could sleep better Not so warm now Hi groovygenie, my SS mattress comes with a thick latex, abt 3-4" thick. Didn't feel anything fantastic abt it. I think its purpose is so that you will not feel the pocket spring underneath?
  7. Hi Mr Chong, My bed is placed against the solid wall and I am planning to install a ceiling fan at the center spot of the room. So the fan will be somewhere above my legs when I sleep on the bed. Is it ok? If not ok, change the fan blade to wooden type will help? If still not ok, does it mean that I cannot have ceiling fan and got to install air-con in the bedroom? Thanks
  8. I do feel very hot at nite when sleeping. At first I thought it was due to the hot weather these 2 weeks But I have put on top a mattress protector and fitted bedsheet, won't they be able to insulate my body from the plastic cover?

  11. Hi, all MaxCoil users, just one stupid question Do you remove the plastic wrapping cover that comes with the mattress before you sleep on it everyday? I bought one Super Single set recently. Didn't remove the plastic over, just put on top the mattress protector, a fitted bedsheet and started to sleep on it liao. I was thinking in case when I eat or drink on my bed while watching TV at nite, with that plastic cover, I won't dirty my expensive mattress lor. So is it wise to retain that plastic cover? Thanks

  15. To get fans with lesser blades is true. 5 blades definitely need more energy to drive, it takes up more power or needs stronger motor to drive the fan. So, having more blades should not be slower rotation. Ever read from the web that the lesser the # of blades, the more air a fan can drive. Meaning that 4 blades can move more air than 5 blades, 3 blades can move more air than 4 blades.

  18. If you are looking at TPY, can forget about places near to TPY hub. They are very expensive. Try areas like Lor 5/7/8. AMK is also a good choice if you want to be near to TPY. Some flats not near to AMK hub are not asking for high COV, you probably just need to hop onto a feeder bus. A 5-room flat is not much diff from a 4-room flat. 4-room flat should be a better start for first timer if budget is not big. Buy within your means.
  19. Super low budget constraint and have your own idea? Go for contractor. Not bcos contractors charge lower than IDs, but simply bcos IDs will package many things for you but if you just want something simple, price is no longer attractive. Ho Bee did the reno for my flat recently, can try to get a quote from them. Mine is also a resale flat, but I didn't do much to it except the kitchen and some minor works in toilet/bathroom
  20. I have a Samsung top load at my parent's flat, 5 yrs liao, still doing well. Front load can soak, my EF uses a function call "delay", whereby it does something like soak. However, I find it pointless cos a front load washer uses very little water. With just 1/3 of your bowl being filled up with water, how to soak all your clothings?
  21. No experience in living a flat facing the west, but the toilet windows at my current unit is facing the east. No chance to see the morning sun during weekdays as I leave home pretty early for work. But weekends, between 8 to 11am, I can see sunlight coming in from the windows and feel the heat. Although just morning sun, It is still pretty warm. I still think that a unit facing the E-W direction will be warmer than other units. Well, basically no one can escape the heat wave in S'pore. Unless you shut up all doors/windows, turn on the air-con and stay at home 24 hours
  22. A flat with low COV? Yes, possible if you don't mind a unit that is low floor, even ground floor, not near to MRT and bus interchange. When I say not near, I mean it is not within walking distance unless you don't mind to walk 45 mins just to catch a bus or MRT. I read from newspapers that some units in AMK were sold for low COV. I reckon the reason is these units were far away from the MRT and AMK hub. Based on the current weak US economy, very likely that COV will drop further. If you can wait, should enter the resale market, say towards end of this year.
